Yea!!!! So glad our friends were able to come out and celebrate with us!

“Special achievement unlocked” 😉
…Two closings in one day! 🥳

Yesterday marked a big milestone for us as the first closings for the Rivas Real Estate Team, and we were fortunate enough to celebrate not one, but two successful transactions!

AJ achieved the dream of homeownership as a first-time home buyer. And the Shaikh family successfully sold their home as they prepare for their next chapter and a new Navy duty station.

Two very different journeys, but both filled with excitement, hard work, and important life transitions. We are incredibly grateful for the trust our clients placed in us throughout the process and honored to have been part of these milestones.

April’s Hampton Roads real estate market showed steady activity as the spring buying season got underway.

Across the Seven Cities,
- Chesapeake posted the highest median sale price at $429,900, up 8.8% year over year.
- Hampton saw the strongest price growth, with its median sale price rising 12.8% to $295,000, while also recording a 9.9% increase in active listings.
- Virginia Beach had the most active listings in April with 977, up 3.3% from last year, and maintained a strong median sale price of $410,000. It also had the lowest months supply of inventory in the region at 1.92, showing that buyer demand remains strong.
- Newport News saw settled sales increase 8.4%, while Suffolk sales rose 8.7%.

Some areas saw softer activity. Norfolk’s active listings increased 7%, but settled sales were down 8.9%. Portsmouth saw both active listings and settled sales decline 9.5%.

Outside the Seven Cities, inventory increased sharply in several areas. Smithfield and Isle of Wight saw active listings jump 66.4%, while James City County and York County also posted notable inventory growth. James City County had the highest median sale price among areas with more than 100 sales at $525,000.

Overall, the April market shows that conditions vary by city, neighborhood, and price point. Some areas remain highly competitive, while others are giving buyers more options.

We came for the lumpia… and can’t wait to go back for the adobo 😋

We love to get out and support local Hampton Roads businesses, and this spot absolutely delivered. We checked out Lumpia & Company in Virginia Beach and tried both the Classic Lumpia and the Philly Cheesesteak Lumpia… and honestly, both were ridiculously good.

You can tell when a local restaurant actually cares about what they’re putting out, and this place definitely does. The lumpia had that perfect crispy crunch, the fillings were packed with flavor, and the dipping sauces tied everything together.

If you’re looking for a hidden gem in Virginia Beach, love Filipino food, or just want to try something different from the usual restaurant rotation in Hampton Roads, this place is worth checking out.
