π Hampton Roads Real Estate Market Update β June 2026 π‘
If you've been waiting to see what the market is doing, here's the latest snapshot from across Hampton Roads:

More homes are available. Active listings are up 5.79% year-over-year (5,752 homes vs. 5,437 last June), giving buyers more choices than they had a year ago.
π₯ Buyer demand is still strong. Pending sales jumped 14.70%, showing that well-priced homes are continuing to attract offers quickly.
π Closed sales are increasing. Settled sales rose 7.13%, indicating that buyers are following through and transactions remain healthy.
π° Home values continue to climb. The median sales price increased 5.33% to $395,000, up from $375,000 a year ago. Homeowners are still building equity despite higher interest rates.
π§ New construction dipped slightly. New construction sales were down 5.41%, which could keep inventory tighter in certain neighborhoods over the coming months.
