1️⃣ INCREASED EMD - a larger EMD lets sellers know that you are serious and provides more assurance that the deal will not fall through.
2️⃣ QUICK CLOSING - most lenders require at least 30 days to close. Working with a lender that can close sooner than 30 days will help your offer standout.
3️⃣ APPRAISAL GUARANTEE - in the event an appraisal comes back lower than the accepted offer price, an appraisal guarantee ensures the seller the offer price will be honored.
