In the four weeks ending August 23, new listings across the US rose 0.4% week-over-week, and total homes for sale increased by 0.5%, reaching their highest point since early spring. At the same time, pending home sales dipped 1.1% to a six-month low, with many buyers pausing due to higher housing costs, despite more choices appearing nationwide.

The median home sale price now sits just above $400,000 (up 1.9% year-over-year), and the average mortgage rate is hovering near 7%—the highest in over a year. What does this mean for buyers and sellers in Virginia and North Carolina? With rising inventory and softer demand, active buyers now have more negotiating power. In many markets, homes that have been listed for several weeks may offer the best opportunities for price adjustments or seller concessions.
