I Moved to Virginia and started working for Real Estate Attorneys processing closings in 2002, it was in that role that I decided to return to selling real estate as that truly was my passion. Sunday conversation: Would you rather be 10 minutes from the beach—or 10 minutes from everything else? 🌊

Around Hampton Roads, that choice is more real than it sounds.

Being close to the beach can mean spontaneous evenings by the water, quick walks along the shore, and having that coastal lifestyle built into your week instead of saving it for the weekend.

But move a little farther inland and the tradeoff can look very different: easier access to shopping and everyday errands, more neighborhood options, and sometimes more house or yard for the same budget.

And then there’s the part buyers don’t always think about at first: what does your normal Tuesday look like? Where do you work? Which roads are you taking every morning? Where do you actually spend most of your time?

That’s why I always think “location” should be more personal than simply choosing the neighborhood everyone else wants.

So I’m curious—if you were choosing today, would you take 10 minutes from the beach or 10 minutes from everything else?

Spring can be a great time to sell—but it isn’t automatically the best time for every homeowner.

Buyers don’t simply disappear once summer ends. Hampton Roads market data from REIN shows that homes continue to go under contract throughout the fall, which is why we wouldn’t tell a seller to wait until spring without first looking at what’s happening around their home.

One thing we pay close attention to is competition. Waiting until spring could mean more buyers—but it can also mean more homeowners deciding to list at the same time. Sometimes selling sooner gives a property a better chance to stand out.
