A lot of buyers think new construction means perfect. Brand new house, brand new everything, no problems, right?
Well... not exactly.
Just because a home is brand new doesn't mean it's issue-free. I've seen brand-new homes with missing insulation, plumbing leaks, electrical issues, crooked cabinets, paint problems, and even HVAC systems that weren't working properly. That's why I always tell buyers: Never skip the home inspection just because the house is new.
Builders are managing dozens, sometimes hundreds, of homes at once. Mistakes happen. The good news is most builders will fix issues found during inspections, but you need someone looking out for you.
Now let's talk resale homes.
With a resale home, what you see is generally what you get. The house has already settled, previous owners have lived there, and many of the home's quirks have already revealed themselves. You may find older systems or cosmetic updates that are needed, but you also get established neighborhoods, mature landscaping, and often more character.
So which is better?
Do you want a home that can necessarily customize that can come with a hefty price tag and waiting on the neighborhood to develop further? New construction may be a great fit.
Want a larger lot, established trees, all the upgrades done but you may have project or two, and a neighborhood with some history? A resale home might be your winner.
