We are SOLD on Old Croton Rd in Raritan Township!

This one required a multitude of steps in getting the job done:

-Indoor AND outdoor staging
-Indoor staging funded with sales proceeds through Coldwell Banker (ask me for details). NOTHING OUT OF POCKET FOR THE SELLER!
-Engineering for new septic
-Coordination of foundation repairs, mold remediation, and septic installation, all handled by me personally
-Smoke Certification equipment (installed by me) and inspection passed
-Coordination of escrow for closing prior to completion of septic

Experience and expertise is everything in a transaction of this complexity. A multitude of moving parts, daily communication with vendors, clients, cooperating agent, and everything tracked in my proprietary transaction tracker. And last but not least, some EXCELLENT clients who navigated all of this with grace and understanding. We are under contract in Toms River! Toms River has a wealth of inventory in the 55+ segment, and my clients looked at roughly 25 units before finding this perfect example. When timing didn't work out in our favor we kept in touch with the listing agent and came in to the rescue when the prior deal didn't make it out of Atty Review. Be prepared to make the offer you want, when you want. And also hire the agent that can pull a rabbit out of his hat and get you the home you thought you missed out on!

Over the last seven years of my career, I have had the honor of being referred in to the North Hunterdon community to help out some former teachers with their real estate transactions. Those referrals led to some other referrals within the NHHS community. Some of the transactions have been of a highly sensitive nature. I recently was asked to help with a listing of the home of my former beloved Spanish Teacher. She recently had to exit her longtime home in Readington Township. I was working directly with her son, and we were able to find some absolutely wonderful buyers who will be moving right next to family already living on the street. This was a private sale (pre-market, not on the MLS). As far as the transaction itself, we had to deal with every hurdle imaginable, VA loan, significant septic repairs, mold remediation, radon remediation, Department of Health, Septic Contractor, environmental cleanup (for the mold), etc etc. This is why I often tell sellers that experience truly matters on complex transactions. Sure some transactions are not complex, but over the past few years things have definitely gotten more difficult. I would say that 50% of my transactions require significant experience, even when we did not necessarily anticipate complexities and challenges.

Dealing with something of this nature, with an out-of-state seller is where you want experience, expertise, and a strong network. I also want to give a hat tip to some of my preferred vendors Cedar Ridge Landscaping (septic), DASET Home Inspections LLC, Green Home Solutions (mold cleanup), Safe Air Systems Radon Mitigation LLc (radon remediation). This was an immense team effort and we are all thrilled it is over the finish line! Being able to help out the family of a teacher that was very dear to me, as well as a great friend to another client of mine is why I love this job so much. Making a living helping people in very challenging scenarios, with empathy and expertise is truly an honor.

Sold in Clinton Township! But not without a few lessons.

High-end listings like this beauty often come with unique challenges, as we are dealing with a different type of discerning buyer, higher qualification requirements, and simply more house to market, inspect, and transact. We were presented with two solid offers a few days apart. After accepting the first offer, we received a second offer that was very similar but without a home sale contingency. We obviously opted for the second offer. But after a series of challenges with our new offer, the team (the seller, the attorney and myself) decided that we would go back to our original offer and take their contingency. It was smooth sailing from there. Buying opportunities are getting a bit better over the last few months with the market definitely sliding towards the buyer. It is so crucial that you have a strategy, an agent who understands relationships, negotiation, and professionalism. I cannot stress enough that we have so many deals that tank due to poor decision making on the part of the buyer and/or buyer's agent. Sometimes it becomes apparent that a 'less qualified' buyer is the right choice based on the skill set and the way the offer is presented, the acumen of the buying agent, and the demands of a buyer. I always tell my buyers AND sellers, that the best offer is rarely the highest offer. It comes down to likelihood of performance of the contract, pliability of the buyers, and all of the conversations that take place from agent to agent. There are agents out there that understand how to navigate these deals, and there are agents that definitely do not understand and dramatically decrease the chances of success for their buyers. I often remark to my clients, "I wonder if these buyers know that their agent is making it very difficult to enter into a contract with them." Make sure you are hiring someone who gives you the best chance to hit your Real Estate goals, and I would love to be that someone.
