We are closed in Somerset! My clients took advantage of the NJ Blue Acres program to get out of their beautiful-but-flood-prone townhouse in Manville. This is a really great program for homeowners who are subject to flood loss, however it takes a lot of navigating to be able to get your sale approved, including being under contract on a NEW home. In most cases this means I need to approach every offer we make on a new home with a home sale contingency, and then be able to ‘sell’ the listing agent on the Blue Acres program, as the vast majority of agents are unaware of what it is or how it works.

All of the above is why ‘who-you-hire’ matters. Let me perform my magic and negotiate a deal that will work for all parties! Congrats to my buyers as they are now out of a very bad situation with expensive flood insurance and a house that was essentially impossible to sell. Now they are back in an equitable living situation!

SOLD! In Toms River NJ 55+. The market for 55+ units in NJ is very wide open for buyers. Yes, you read that right, its a BUYERS market in the 55+ segment. We are SOLD on Old Croton Rd in Raritan Township!

This one required a multitude of steps in getting the job done:

-Indoor AND outdoor staging
-Indoor staging funded with sales proceeds through Coldwell Banker (ask me for details). NOTHING OUT OF POCKET FOR THE SELLER!
-Engineering for new septic
-Coordination of foundation repairs, mold remediation, and septic installation, all handled by me personally
-Smoke Certification equipment (installed by me) and inspection passed
-Coordination of escrow for closing prior to completion of septic

Experience and expertise is everything in a transaction of this complexity. A multitude of moving parts, daily communication with vendors, clients, cooperating agent, and everything tracked in my proprietary transaction tracker. And last but not least, some EXCELLENT clients who navigated all of this with grace and understanding. I will miss working with these folks as they were just excellent throughout a pretty stressful transaction!

We are under contract in Toms River! Toms River has a wealth of inventory in the 55+ segment, and my clients looked at roughly 25 units before finding this perfect example. When timing didn't work out in our favor we kept in touch with the listing agent and came in to the rescue when the prior deal didn't make it out of Atty Review. Be prepared to make the offer you want, when you want. And also hire the agent that can pull a rabbit out of his hat and get you the home you thought you missed out on!
