JUST CLOSED! Pleased to announce Red Knight Properties' disposition of Paddock & Paradise Apartments, a 85-unit apartment community in Ocala, Florida!

* ~18% Gross IRR (Internal Rate of Return) In 33 Months *

- Initially acquired an off-market sixty-one (61) unit apartment community in Ocala, Florida ā€˜Paddock Apartments’ from a long-term ā€œmom & popā€ private ownership group, and motivated seller in November, 2021

- Subsequentially acquired the adjacent twenty-four (24) unit apartment community ā€˜Paradise Apartments’ off-market from the same long-term ā€œmom & popā€ private ownership group, and motivated seller in March, 2022

- Successfully increased apartment in-place rent average from ~$650 to ~$1,200 with a strategic cosmetic interior & exterior capital improvement plan within 33 months upon acquisition

- Nearly doubled in-place net operating income within a 33-month investment holding period

- Combined the two properties & parcels as one rebranded 85-unit complex & successfully disposed of the asset within a total of 33 months; realized a gross investor levered internal rate of return (IRR) of ~18%

- Initially acquired one hundred & four (104) apartment units in the East Montgomery submarket of Montgomery, Alabama, from a long-term private ownership group and motivated seller in January, 2023

Gideon serves as the CEO and Managing Partner, of the GSH Group, and is responsible for strategic partnership initiatives and ventures, equity and debt opportunities, overseeing investment performance, and approving decisions on investments and acquisitions. He also oversees daily operations. Under Gideon's leadership and direction, in the last five, the GSH Group has raised and placed over $300 million of equity and assembled a portfolio of over 7,500 apartment units in five states, worth over a billion dollars.

Prior to GSH, Gideon operated a highly successful aggregation and renovation firm focused on single-family homes in the Midwest and Southeast. Through these ventures, Gideon worked with numerous institutional investors helping them navigate the emerging market for SFR and build residential investment portfolios of single-family homes.

Between 2010 and 2016 Gideon’s company purchased, constructed, renovated, managed, and/or sold thousands of single-family homes. Using lessons learned from his previous enterprises, Gideon directed his attention to the acquisition and renovation of workforce multifamily housing.

Gideon contributes articles to INC. Magazine and was selected as one of Business Magazine’s ā€œ30 in their 30sā€ honorees in 2017. He has served on various boards and in advisory roles for non-profit groups focused on community development, solving the housing problem for the "missing middle", as well as the revitalization of the City of Detroit. JUST CLOSED! Pleased to announce Red Knight Properties' acquisition of Village Square, a 67-unit Class B middle market value-add multifamily ā€˜workforce housing’ opportunity in Ocala, Florida. The acquisition was sourced off-market from a long-term and motivated seller.

The property consists of seven two-story buildings. The buildings are comprised of 23 one-bedroom/one-bathroom units with 769 rentable square feet, 20 two-bedroom/one-bathroom units with 1,002 rentable square feet, eight two-bedroom/one-and-one-half bathroom units with 1,260 rentable square feet and 16 three-bedroom/two-bathroom units with 1,370 rentable square feet. All the units have central air-conditioning and the buildings sit on a 5.31 acre MOL parcel of land. Amenities include on-site laundry facilities, playground and a pool.

Discovering Multifamily Episode 242: How One Investor Jason Malabute With a Disability Found Multifamily Real Estate Success

Born in Los Angeles, California, Jason Malabute, an MBA, is a seasoned Real Estate Investor, an active Philanthropist, and a CPA (Certified Public Accountant). Despite being born with a condition called ā€˜Cerebral Palsy’ that affects speech and muscle movement, Jason Malabute never took it as an excuse and used his disability as a motivation instead.

Jason Malabute started his real estate journey in 2018 and studied real estate for 1 whole year before finally investing in three rentals in the very first year of 2019, in Indianapolis. After successfully following the investment strategy called BRRRR (Buy, Rehab, Rent, Refinance, and Repeat) for multiple properties, Mr Malabute took the leap from single-family to multifamily investing under the mentorship of Sterling White. Sterling White is the founder of Sonders Investment Group and is involved with both buying and selling over 100 single family homes. Mr. White has recently scaled his portfolio to just under 500 multi family apartment units.

Following the footsteps of Sterling White, today, Jason Malabute is the proud owner of Malabute Properties LLC and has recently exited out from all the single-family homes in 2021. He has now totally submerged into the multifamily investing in Indianapolis and Kansas City areas, where his prime interest remains in acquiring 6-30 unit apartment buildings.
