Being under contract is an important step, but the process doesn’t end there. 👇

Buyers can get very close to closing and still run into issues due to a few avoidable decisions along the way.

🏡 Here are three to be especially mindful of:
1. Opening new credit accounts: Even a small purchase, like furniture or appliances can impact your debt to income ratio and raise concerns with your lender.

2. Changing employment before closing: A new opportunity may be exciting, but lenders look for consistency. Any change in employment can affect your loan approval timeline.

3. Making large or undocumented deposits Lenders require a clear paper trail for funds. Unexplained deposits can create delays or complications during underwriting.

It's best to keep your financial picture as consistent as possible and consult your lender before making any significant changes.
