“I already have buyers interested, so I don’t need a Realtor.”
I hear this a lot, and while having interested buyers is a great start, it’s only one piece of the puzzle.
When you hire a Realtor to represent you as a seller, you’re not just paying someone to find a buyer. You’re hiring someone to protect your interests throughout the entire transaction.
A few things a Realtor helps with:
✅ Making sure your home is priced appropriately so you don’t leave money on the table.
✅ Creating competition. One interested buyer is good. Multiple interested buyers can lead to stronger offers and better terms.
✅ Negotiating price, inspections, repairs, appraisal issues, timelines, and contingencies.
✅ Ensuring all disclosures and paperwork are completed correctly to reduce liability after closing.
✅ Keeping the transaction on track from contract to closing and helping solve problems before they become deal-breakers.
✅ Evaluating offers based on more than just price. The highest offer isn’t always the best offer.
I’ve seen sellers accept the first offer they received, only to find out later they could have netted significantly more money or avoided unnecessary headaches with proper representation.
Even if your neighbor, friend, cousin, or coworker wants to buy your home, having professional representation can help ensure the process goes smoothly and that you’re making informed decisions every step of the way.
Selling a home isn’t just about finding a buyer. It’s about getting the best outcome for one of your largest financial assets.
