No games played. Garage "possibly" being turned into a tiny house to double the profit potential.
This house cost $5000!! More details to come in a later post. Just know, that if you are reading this and looking at the pictures, that while you are doing so, we are out here, from 4am-midnight DAILY, saving people from financial ruin while simultaneously turning houses into profit centers.

Every house has a story...

The story of this house is: "I Got 5 On It"

Old lead...someone we've talked with before. Her name was "Starscream". She finally decided, it was time for her to move. She emailed us and said, "Come by the house and buy the house! Today!"

No problem.

Laura went with me. Everyone else was out of town.
The meeting went as expected and we bought the house at a price that made everyone happy (including us).
A week later, "Starscream" called and asked for $5,000! Long story short, she needed it to move.
Ok...cool. We added it to the contract. "Starscream" was selling the house with her mother-in-law, "Kelly". "Starscream's" husband, "Roddy" was in prison for good.

"Kelly" and "Starscream" got into a disagreement about the extra money. We sat back and drank tea while they duked it out. "Kelly" won and kept the extra "5 on it". "Starscream" moved on her own and wants to send us referrals to earn an extra "5".

We are not keeping this house. It will be a flip. Updated pictures once it is finished. The biggest problem will be finding a place for the washer/dryer. Right now, it is in the kitchen beside the refrigerator. That won't work. We'll figure it out. This one will be fast.

Every house has a story...

This house's story is: "Please, Please, Please!"

"M.S. Doom" (DOOM) lived in this house with his brother. "DOOM" has "challenges". His brother owned a cab company and paid all the bills. His brother died. The mortgage got behind ($25,000), but "DOOM" had no idea and was unable to pay any of the bills. "DOOM" had a nephew that was supposed to help him with catching up and maintaining, but the nephew was a bum.

Sheena kept "DOOM" fed while I worked on finding another one of "DOOM's" brothers to help us help him. I ended up finding a niece (Donna)...and we're friends to this day. Donna helped me get "DOOM" moved into her house, get him his money he needed to eventually move to Romania (where he's from), and we closed with no problem. We assigned the house to AGG Redesigns so we could focus on our first AirBnB. We KNOW AGG Redesigns is going to have this house looking like a million dollars once they finish!

What I didn't mention above was that we first met "DOOM" in 2020! Summer of 2020! We checked in on him and kept up with him for OVER A YEAR!!! Us and AGG didn't close on this one until late 2021. You see, I could show you a picture of a check from the title company, or I can always show you pictures of staged houses...but it just isn't about that for us. Don't get me wrong...we are a for profit company and we are capitalists for sure! However, whether we find them or they find us, if someone wants to "sell" their house for ANY REASON...we take the time to find out the reason/problem, and we solve it.

This one has two:

"Mr. Eldrick" is a 70 year old "BROTHER".
To be honest, I can not remember exactly how I came across him and this particular house. I "think" it was on a list I had and I continued to follow-up. Stoxx was able to schedule a meeting with all of us. "Mr. Eldrick", Marqui M. Garrett, and I met at the property and walked through it. It was ROUGH...You see the pictures. There were a few people engaged in "unsavory and dubious" activities on the property. There were dogs, cats, and roosters on the property. Normally, I would have declined, but I decided to talk to "Mr. Eldrick" more. I'm glad I did.

"Mr. Eldrick" was older and was just tired of dealing with the property. He would take anything to get rid of it. BUT...BUT...BUT...he owed $90K on the property. He also wanted to walk away with $25K so it wouldn't be a total loss of time over the years. The property, as it was at that moment, needed over $75K in renovations and upgrades. The most I could sell it for would have been $265K. NUMBERS DON'T ADD UP, RIGHT?

Well...thanks to Training....there can be different ways to MAKE the numbers add up.

"Mr. Eldrick's" mortgage was $600/month. I told him I'd give him $15K up front and take over the $600/month payments. He said, "No", I want $25K. I asked, "Could we trade the $10K in exchange for an additional $200/month? He said, "Yes". So the final deal was $15K upfront, $800/month payments. I would pay the bank directly and then just schedule my bank to send him $200/month. What I didn't tell him was that I would have just paid him $2400 after a month or so and kept paying the $600.

Enough of the details, we put everything in contract and sent to the title company. We decided to assign the property and while we did not get the number we wanted, we found a buyer named "Cee-Cee". "Cee-Cee" insisted that the tenants be out prior to closing and one of the tenants refused to move (which was smart). "Cee-Cee" decided to move on because of that tenant. So we decided to keep the house.

"Mr. Eldrick" was crushed. He and I both called the power company and begged them to turn off the power to the house. They would NOT do it. The fire was started in the kitchen...just as "Mr. Eldrick" predicted to me.

Since the house was under contract, we were due some money from the insurance company. We allowed "Mr. Eldrick" to have that. Some of you may be like, "Yo....that's crazy! That is your money!!!", but we just don't roll that way. It isn't about the money, it is about the PEOPLE...if you take care of the people, you can then find creative ways to make the money.

We restructured the contract so that we could buy the now condemned house from "Mr. Eldrick". Got it very cheap...great deal. We called "Cee-Cee" and asked if her and her partner wanted to JV (joint venture) on the upcoming project and they said, "Yeah!" We found out a few days later that the city had changed the zoning of the property to B-2, which means that we can build on the property...and we can build BIG. Like, an APARTMENT big...and unless we get a ginormous offer on the land due to its location (downtown RVA), we ARE going to build BIG...

We took care of "Mr. Eldrick". He made A LOT of money...and now for us, its "C.R.E.A.M." time.

Every house has a story...

This one is, "Love don't live here, anymore."

"KD" called and told us, "I got a new boyfriend and we got a new house! I don't want this house!!"

We replied, "Nuff said. We got it from here."

Sometimes, it really can be that simple.

Using , we caught up "KD's" past due mortgage, assumed the payments moving forward, and we are keeping the house as a house for traveling nurses. We are buying a house that is worth $280K for $120K. That's what I'm talking about!

If you live in a house and you are TEE-EYE-RED (that spells "Tired" y'all) of living there...or you know someone that is feeling that way...send them to me. If I don't want it, I guarantee you I know someone that will.

Every house has a story...

The story of this house is, "Georgia On My Mind"!

We're not going to post too many pictures of this house, YET, because the owners still live there.

"Mr. Cee" called us. He was very brief and to the point.
After the usual pleasantries, he said, "Lonnie...I want to move my wife and I to Georgia. We have family down there. We need to sell my house so I don't have to come back to Virginia. It is too cold for us here."

"Understood", I replied.

We arranged for me to meet with him on a Wednesday.
I was coming from visiting my Uncle James in Portsmouth and I didn't have time to change prior to meeting him. I had on my Air Jordan 35s...BAD MOVE! The ground was wet and the front step was broken! I stepped in mud AND I stepped THROUGH the front step. Needless to say, I was not pleased...BUT, I figured, if I secured this deal, I could just grab another pair of Js at some point.

"Mr. Cee" invited me in. He and "Mrs. Cee" offered me some soda and I politely declined. There were very nice pictures on the wall to my left. I told them they had a very beautiful family. "Mr. Cee" replied, "They're dead."
He caught me off guard with that one...didn't even use my manners. I replied, "Huh?"
"Two of my three kids are dead, Lonnie. That's another reason we want to sell. Too many memories. I haven't touched their rooms in over 10 years. It is time for us to leave this place."

You see...this is why we do this. If you know me, you know that I just generally like to help people. In my past, I would sometimes help people to my detriment. While I have outgrown that, I still try my absolute best to see things from the eyes of other people...and if you know that about me, then you also know Sheena...because she is the exact same. And if you are reading this, I will always tell you that real estate investing AINT always about "the profit". It just isn't. You HAVE to care about and generally want the best for the people you are buying houses FROM. Additionally, you have to want the person buying it FROM YOU to either get a great deal (if it is an investor) or a great house (if it is a retail buyer). It is important to understand that because you never know what anyone is dealing with. I COULD NOT IMAGINE me and Sheena living where we live now, if one of our 3.5 kids (2 with us, 2 in NC...that's 3.5) died up in the house. Naw. No. Never.

Ok...back to "Mr. Cee". When he told me that, I knew I was going to buy the house from him. The number would determine our exit strategy. An hour later, I gave him an offer and he accepted. In my mind, I was thinking, "Right on! This will be an EXCELLENT flip for the winter!!!
Then, "Mr. Cee" said to me, "Lonnie. I don't have the money to move. It may take us a while to put it together."

"We'll take care of that. Don't worry. We have a crew. They'll get you to Georgia before it gets cold here."
That's what I told him.
Yeah...it will cut into our bottom line...because of course, our "crew" isn't giving us any discounts because of the drive from VA to GA...and they're not moving to Atlanta, they're moving to SOUTH GEORGIA...close to Florida!!!! So moving him costs $6,400. And we may not even keep it...we may assign it to another investor. We've had quite a few people that want to take this one off of our hands. We'll do well, but more importantly, we can get "Mr. Cee" out of the house, and on that "Midnight Train to Georgia".

On to the next four (we've been on the ball lately).

The story of this house is..."She gotta go!"

"Jake", the owner of 7104-E Road, called us and wanted to meet with us ASAP! It was a Sunday afternoon. Sheena and I were eating gummy bears and watching "Golden Girls" reruns at the time. We grabbed our gear and headed out!

When we arrived, I ran up on a baby snake. I couldn't tell what kind it was, but it wasn't a black one. We figured there had to be some water nearby. About 25 minutes later, we found out that the deck of the house extends over a creek.

"Jake" let us in and told us that he and his wife were divorcing. Some "dubious, abominable, and unsavory" things went on in the house while he was at work...and he saw it with his own eyes. That's all I have to say about that.

He told us point blank..."She's gotta go, and I'm not staying here either. What can we do?" He gave us the numbers and we knew exactly what we had to do. We not only bought the house, but we gave them enough money to pay for the divorce and to move. It wasn't as much as you would think, plus...Sheena and I were just compelled to help the brother out. He was in a really bad place. Plus, he had on some Air Jordan XIIs when we pulled up, so I knew he was a "real cool dude". We took care of him and her. LIke we both always say...when you take care of people, the opportunities take care of themselves.

The house does not need a lot of work...more cleaning and painting than anything (WRONG...it took us a GRIP to get the smell of dog urine out of the filters...the exterior paint was TOUGH!!! We chose to paint the deck white because otherwise, we would have had to replace it). We considered turning it into a rental, but we're going to fix it and sell it. When we finish, not only will the house be fresh, but so will the yard. We're going to get some trees cut too...We think that making the creek viewable, not only from the deck, but from the kitchen windows and the master bedroom, will help create an attachment to the house (Unbeknownst to us, when it rains, the water rushes in waves throughout the entire creek...its amazing in its serenity...hopefully it rains the day before open house). The house has a bonus room...we have to quickly decide if we will make that a fourth bedroom by having a "very small" closet framed up, or if we'll just go 3/2 with a bonus room (Our realtor said, "Go for 4"...so we did).

We start tomorrow! More pictures will come as we get some things done. This is not a full scale rehab...we expect to get in and out within 15 days (it took 35) with a budget of less than $15K (it took $33.7K)...and we "think" it will sell for at least $220K (it was listed at $225K, but we had some folks call us prior to it being finished wanting to buy it for $240K...we just told them to contact our realtor and hopefully, they'll make official offers), but we HOPE it will sell for $250K (we'll see)...but that's the fun part, right?!

We started working on 4 within the months of late May/early June and this was the first one finished. Next one within 2 weeks, last two in September (they'll be group homes), then....on to the next 3-4 (we're working on 10, we hope and also expect to get at least 3 of them). Transform and roll out!
