Every house has a story...
The story of this house is, "Georgia On My Mind"!
We're not going to post too many pictures of this house, YET, because the owners still live there.
"Mr. Cee" called us. He was very brief and to the point.
After the usual pleasantries, he said, "Lonnie...I want to move my wife and I to Georgia. We have family down there. We need to sell my house so I don't have to come back to Virginia. It is too cold for us here."
"Understood", I replied.
We arranged for me to meet with him on a Wednesday.
I was coming from visiting my Uncle James in Portsmouth and I didn't have time to change prior to meeting him. I had on my Air Jordan 35s...BAD MOVE! The ground was wet and the front step was broken! I stepped in mud AND I stepped THROUGH the front step. Needless to say, I was not pleased...BUT, I figured, if I secured this deal, I could just grab another pair of Js at some point.
"Mr. Cee" invited me in. He and "Mrs. Cee" offered me some soda and I politely declined. There were very nice pictures on the wall to my left. I told them they had a very beautiful family. "Mr. Cee" replied, "They're dead."
He caught me off guard with that one...didn't even use my manners. I replied, "Huh?"
"Two of my three kids are dead, Lonnie. That's another reason we want to sell. Too many memories. I haven't touched their rooms in over 10 years. It is time for us to leave this place."
You see...this is why we do this. If you know me, you know that I just generally like to help people. In my past, I would sometimes help people to my detriment. While I have outgrown that, I still try my absolute best to see things from the eyes of other people...and if you know that about me, then you also know Sheena...because she is the exact same. And if you are reading this, I will always tell you that real estate investing AINT always about "the profit". It just isn't. You HAVE to care about and generally want the best for the people you are buying houses FROM. Additionally, you have to want the person buying it FROM YOU to either get a great deal (if it is an investor) or a great house (if it is a retail buyer). It is important to understand that because you never know what anyone is dealing with. I COULD NOT IMAGINE me and Sheena living where we live now, if one of our 3.5 kids (2 with us, 2 in NC...that's 3.5) died up in the house. Naw. No. Never.
Ok...back to "Mr. Cee". When he told me that, I knew I was going to buy the house from him. The number would determine our exit strategy. An hour later, I gave him an offer and he accepted. In my mind, I was thinking, "Right on! This will be an EXCELLENT flip for the winter!!!
Then, "Mr. Cee" said to me, "Lonnie. I don't have the money to move. It may take us a while to put it together."
"We'll take care of that. Don't worry. We have a crew. They'll get you to Georgia before it gets cold here."
That's what I told him.
Yeah...it will cut into our bottom line...because of course, our "crew" isn't giving us any discounts because of the drive from VA to GA...and they're not moving to Atlanta, they're moving to SOUTH GEORGIA...close to Florida!!!! So moving him costs $6,400. And we may not even keep it...we may assign it to another investor. We've had quite a few people that want to take this one off of our hands. We'll do well, but more importantly, we can get "Mr. Cee" out of the house, and on that "Midnight Train to Georgia".
On to the next four (we've been on the ball lately).
