Second floor ready to be sanded and perimered!

I spent $2000 purchasing materials for drywalling my first rehab! After receiving many quotes on price for hanging the drywall, I decided to tackle it myself! 2100 sqft brick home built in 1914! 10 ft tall ceilings with type X fire code drywall for the ceilings and a combination of 8ft, 10ft, and 12ft 1/2inch drywall!

This building was a duplex that was vacant for many years! Since my vision was to rehab a beautiful home, it only made sense to convert this beauty into a large 4 bed 2.5 bath house!

Next up, finish the drywall on main floor and basement and get it ready for paint!

Rough-in plumbing done ✅
Now to start running some wires!

Tip of the day!
The systems of the house are a crucial aspect of a well functioning home! When running your rough-ins for your systems, you always want to consider the level of difficulty for the installation and how you can mitigate it for your contractors!
For this rehab, here is how I planned out the rough-in installations:
1. HVAC -
Ducts are extremely large and take up quite a bit of space! You always want to make sure that your HVAC contractors have enough space to work in and also that they have unlimited mobility to install the ducts!
2. PLUMBING -
Pipes are a crucial part of making sure things go where they belong in the house! Allowing your plumbers to work after the HVAC crew can help them to better understand the flow of the home and where things would be best placed!
3. ELECTRICAL -
wires are the easiest to manuever around with! Allowing your HVAC and plumber crews to finish before the electrician allows them to do their work without any wires that could get in the way! It also cuts in risk of damaging other systems!

Many of you may not know this, but in March of 2020, after moving back from college, I Purchased my first ever deal! A duplex that is being converted to a single family home!

This is a kind of project that many seasoned investors would tell beginners like me to not take on! But.. where’s the challenge in a lipstick and makeup rehab?! 🤨

As I progress through this journey, I want to bring you guys with me, and teach you guys some of the things that I have and am learning throughout this exciting journey!

I’m going to start posting some tips and advices on rehabs and gut renovations for any of my friends and family who are looking to get started in real estate investing! My goal is to inspire each and everyone one of you to get involved! Whether it’s fixing that leaking gutter to buying your neighbors rundown house! Let’s go on this journey together!

So with that being said: here is a tip for anyone who is looking to purchase a big renovation project (I.e. a gut rehab)

TIP #1:
If buying a complete gut rehab project, replace the roof before demolition!

This is an important lesson. One that I learned the hard and dirty way! If you are considering buying a property that is going to involve a lot of interior demolition, it is wise to replace the roof (if part of scope of work) first before demolition. The reason is that when the crew comes to rear off the old roof, lots of trash and debris will eventually find its way into the house! If you do this before demolition, than you can clean all the mess at once, instead of having to go back again to clean up after the roof replacement!
