Step 1: Schedule a seller consultation to discuss the selling process, the current market, pricing your home, the timeline for selling your home, and more.
Step 2: Prepare your home for sale, including taking care of needed repairs, painting where needed, deep cleaning and decluttering, taking professional photos, staging your home, and more.
Step 3: I will officially list your home for sale on the market and spread the word to other agents at my brokerage (400+!) and to the public.
Step 4: We will allow showings and host an open house to maximize the number of buyers that will see the house.
Step 5: We will review all offers received and negotiate if needed.
Step 6: We will go through the inspection and appraisal period and negotiate if needed.
Step 7: The buyer will complete their final walk-through to ensure agreed-upon repairs are completed and no new repairs are needed to be made.
Step 8: Closing day! Time to celebrate. 🎉

Here are some ways you can maintain your home this Spring and get it ready for the warm months ahead!

1. Inspect the roof and chimney for damage
2. Inspect the deck and refinish if needed
3. Clean gutters and downspouts
4. Power-wash your home
5. Have your air-conditioning system serviced
6. Have your septic tank inspected and pumped
7. Drain or flush your water heater
8. Check weather stripping around doors and windows

🚚🏠 What to do After Purchasing a Home 🏠🚚

The search is finally over! You just purchased the perfect home for you and your family. What do you do next? Here are some tips on what to do after purchasing a home:

1. Secure your new home by changing any locks, keypads, security alarm codes, and the garage door code.

2. Connect the utilities, such as water and sewer, gas, electric, trash, and internet.

3. Check the smoke and carbon monoxide detectors located throughout the home. Change the batteries and ensure the detectors are working properly.

4. Check the water heater to see what temperature and pressure the water is set to. Change the filter in your HVAC and have it serviced by a professional.

5. Deep clean and paint if needed. These two tasks will be much easier to tackle before you move all your stuff in!

6. Find a safe place to store all the documents you signed and received during the home buying process.

7. Use your inspection report to create a to-do list. Read through the report and identify what repairs are needed in the home.

8. Update your address with USPS to ensure your mail gets forwarded to your new home. Update your license through the DMV. Also alert your employer, financial companies, insurance companies, friends and relatives, and more!

9. Consider a home warranty, which protects the appliances and systems within your home.

10. Get to know your home by locating the main water shut-off valve, the gas shut-off valve, testing the sump pump, and locating and labeling the circuit box.

11. Create a home maintenance schedule to reduce the number of large expenses caused by deferred maintenance.

Based on the 2022 Remodeling Impact Report by the National Association of Realtors (NAR) and the National Association of the Remodeling Industry (NARI), here are some of the home improvements that increase home value the most:

1. Refinish or install new hardwood floors
2. Upgrade your insulation
3. Replace your roof
4. Replace your garage door
5. Convert your basement or attic into a living space

7. Replace your siding (fiber cement or vinyl)
