Tammy’s 10 Commandments of what not to do within 30 days of applying to purchase or refinance a home, and DEFINITELY not after obtaining a preapproval, getting under contract, or starting the loan process:

1. Thou shalt not co-sign for anyone on anything
2. Thou shalt not make cash or unsourceable deposits above 1% of the sales price on purchases
3. Thou shalt not obtain new credit that you have not made your 1st payment on, or it won't be on your credit report when I pull it.
4. Thou shalt not buy furniture or appliances until AFTER closing.
5. Thou shalt not purchase a new vehicle or trade one in gor a different one, even if the new one has a lower payment.
6. Thou shalt not spend the money you had set aside for closing.
7. Thou shalt not change bank accounts unless you are prepared to document the entire paper trail regardless if it delays closing.
8. Thou shalt not exaggerate your income at application because it is based off of documentation, not what you tell the loan officer.
9. Thou shalt not change or quit jobs, or become self-employed, or go from W-2 to 1099 contract work even if ot means making more money.
10. Thou shalt not start neglecting your debts or cause late payments just to ensure you have money for closing.

It's not a matter of IF you can buy a house, it's a matter of WHEN. You may have broken one of these Commandments before ever even applying for a loan, so you just need to be patient and wait for it to be forgiven and blow over to qualify. Have faith that it will all come in due time....God's timing!

Happy Closing Day to my Amazingly Patient Seller.. This one is bittersweet on a level I have never had. This home was a very dear friend’s home for many years. She trusted me to get the job done and we did! It was Sold with many tears and trials along the way. Sharron Petrick I hope you are smiling knowing Theresa Oakley can now rest just a little. If only we had known when we listed this that there would be so many things change in the course. I can happily say this chapter is closed. Although you are no longer with us to see this closure, please rest easy knowing your beautiful home went to an amazing new owner who loves your home as much as you did. This was a true team effort and there are a few Thank you’s that are needed for sure. Thank you Theresa for stepping in and doing amazing when the calls came in for months and you had to move super quick to make things happen, you rocked in every aspect. Please know this isn’t the end for us, this closure is just one small piece. Jake Chappell Thank you isn’t enough. You were the Best Buyers Agent I could have ever hoped to have worked with. You and I worked tirelessly getting to this day and I am super grateful to have had you on the other side of this deal. What if my offer is rejected?🤔

Sellers can flat-out accept or reject an initial offer. The good news is sellers can also initiate a counteroffer.

Remember this:

☑️ A deal isn’t dead until it’s dead.
So, if a counteroffer is proposed by the seller, you’re still in the game.

☑️ You and your agent ( Me ) just need to review it to determine whether the counteroffer is acceptable.
If so, then approving it closes the deal immediately.

Keep in mind, offers and counteroffers can go back and forth many times; this is not unusual and negotiations are a part of what Realtors do. Each revision should bring both parties closer together on the terms of the deal.
