Congratulations to my clients from Franklin, TN who closed on this Town & Country beauty on Friday. Not only is this home gorgeous, but it's also in a highly desirable neighborhood in a great location near 141 & 40/64. We competed against 7 other offers and ultimately, the seller chose my clients' offer. I am so happy for them as they move back to St. Louis to be close to family!

In 25 years of selling real estate, I've never worked with a corporate trustee when selling a home....until this property. The homeowner had passed away, so I was working with a trustee/attorney from a bank outside of St. Louis. I wasn't quite sure how it would work, but the trustee ended up being absolutely wonderful to work with and I so appreciate that she trusted me to do what I needed to do. We had a very successful estate sale in January, then the rest of the contents removed and the villa deep cleaned....had engineered drawings done for a new deck and then got the deck approved by the HOA and hired Chesterfield Fence & Deck to build the deck after closing (& escrowed the money for the buyer),...had handyman work done and some failed thermal seals replaced....had my favorite assistant (Jon Kimerle) do a few things for me, including programming a new garage door opener & helping me figure out why it was 45 degrees in the villa one day when I went over there (the building inspector had accidentally turned off the furnace 2 days before!)....and had a sewer lateral repair done 2 days before closing. And I think I talked to Jeff Center, the City of Ellisville inspector and my absolute favorite municipal inspector in all of St. Louis, about 20 times during the transaction. But he never complained! I'm so thankful for all the people who helped me get this one to the finish line.

Congrats to my sellers in New Jersey, who I never got to meet in person. Larry and his wife were the original owners of this home in Ballwin and had been renting it out since the late 1980s. Two days after their most recent renter (a friend of mine) moved out of it, we had it under contract with multiple offers. Three weeks later (yesterday), a mobile notary came to Larry's house in NJ for him to sign the closing papers. Larry said it was the easiest home sale he's ever had, which made me super happy. The next time Larry and his wife come to St. Louis to see a family member, we plan to go out for dinner so that we can actually meet each other in person! :)

Congrats to my sellers who received a beautiful offer first day on the market after working hard to get their mom's villa ready to go on the market. They had wallpaper removed, painted, replaced carpeting and light fixtures and then we had it professionally staged. Check out the finished product...

I have 2 different clients moving out-of-state right now. Both went on the market this weekend...and both went under contract this weekend. I'm so happy for the way things worked out for both of these families!

Congratulations to my longtime friends, Bill and Sandy, on the purchase of their beautiful new home...which they closed on last week on their 35th anniversary!! Try to top that for an anniversary gift!! We were trying to remember how long we’ve been looking for a new house for them and we think it’s been about 4 years. Bill and Sandy wanted to live closer to their church and now they live in a house that literally backs up to the church. Cudos to Bill for knocking on the front door of the home last November and asking the homeowners if they had any plans to move. It just so happens that they were building a house!! Now 7 1/2 months later, Bill and Sandy are the proud owners of the house! And no, that is not a second house in the photos; that is a 2,100 sq ft detached garage that looks like a smaller version of the house!! Congratulations, Bill and Sandy! I know you will enjoy hosting your family and church family in your beautiful new home (and detached garage) for years to come!

Congratulations to my client, Barb! Moving is never easy, but especially when you built your home and loved it for 25+ years! Once Barb finished donating stuff she didn't want anymore and packed up what she was taking to her new place, we had the whole house painted, cleaned and then staged. Barb was so tickled with how everything looked when we were finished, so she invited all of her neighbors in to see it. Buyers liked it, too, and we ended up with multiple offers and sold for over list price! Side note: We went on the market the weekend that St. Louis had 8 tornadoes touch down on a Friday night. We had a few showings Friday night before the bad weather hit, 1 on Saturday (which was VERY unusual, but probably due to what had happened the night before) and then on Sunday, the floodgates opened and we had showings all day!!

For my Realtor friends and friends who live in the City of Manchester....I'm convinced that Manchester has the BEST sewer lateral program in St. Louis County!!! I submitted an application for a sewer lateral repair on a Friday morning and Dave Pracht, who runs the program for Manchester, had a liner installed by Tope Plumbing the following Wednesday morning. As my Realtor friends know, this process usually takes weeks/months...if the repair is even approved! Thank you, Dave!
