When you apply for a home loan, lenders want to feel confident that you’re a quality borrower who will make your monthly payments. Lenders use the Debt-to-Income Ratio (DTI) to determine if you'll be able to pay your mortgage.

You can find your DTI by adding your monthly debt payments (like car, credit card, and student loan payments, but not utilities and health insurance) and dividing the total by your monthly income. Your income can include your wages and salary plus any annuity, Social Security, and pension income.
