We almost gave up on this search three times.

My clients wanted a safe, quiet neighborhood. A big lot. No HOA telling them what color to paint their shutters.

That combination pushed our search further out — and every home that fit had a catch. Flood plains. Homes that needed a full gut job for more than they were worth. Or the kind of competition that pushed the price past what made sense for them.

Then this one showed up.
Priced below the area’s median, sitting on a full acre in a market where that kind of lot almost never comes available — we got in the car immediately.

The home needs work. But the lot and the bones were exactly what my clients had been chasing for months. So we moved fast. Strategic offer, quick timeline — enough to get the seller to shut down showings before the bidding war even started. No wild over-asking price required.

Inspections turned up a few surprises (they always do). We negotiated a fair resolution with the sellers, and today — we closed.

My clients now have a home with room to grow into, on a lot that will only get harder to find, in a location that will keep appreciating. The updating is just the next chapter.
