I am a mother to my wonderful grown daughters and a grandmother to the sweetest and cutest two boys on the planet. Both daughters are graduates of Parkway South High School. I am a dog lover and currently have a very loveable Rottweiler/Beagle mix named Maggie. I am a people person who enjoys life and helping others fill their dreams of home ownership. Congratulations to my out-of-state investor on purchasing his third rental property in St. Louis’ Dogtown neighborhood—in less than 30 days!

Even from hundreds of miles away, he is moving quickly and staying focused on the bigger picture: building a rental portfolio that will create passive income for retirement. He often tells me his ultimate goal is to generate enough income from these properties so his wife can retire, too. That makes me so happy!

I’m grateful to play a small part in helping them turn their dream of retiring together into a reality—one home purchase at a time. 🔑🏠

Building a rental portfolio from hundreds of miles away is possible with the right team on the ground. I find the properties, walk them, and provide plenty of photos, videos, and firsthand feedback. Once we secure the right opportunity, his contractor takes it from there. My client only needs to come into town about once a month to check on the progress.

Another property closed, another project underway, and another step toward growing his portfolio!

Teamwork really does make the dream work! 🔑🏠

One of the things I love most about working with investors is watching a property go from “you’ve got to have some vision” to “WOW…look at it now!” 😍

🏡 From abandoned to FABULOUS…and SOLD before it ever hit the market!

My daughter, Nikki Eagleston of Pretty Poppin Properties, and her amazing contractors are about two weeks away from completing this full gut rehab in St. Ann.

This one definitely had its challenges—sometimes handled with grace, sometimes with a few tears 😂—and it challenged the pocketbook a time or two as well!

But here’s the best part… ❤️ A Realtor reached out about clients who have been renting nearby for 14 years. They’ve been watching this home transform and hoping it might become their first home. They walked through the near-completed project, saw the quality of the work, and knew this was the one. Everything was done with permits and done right—and that gave them even more confidence.

So…SOLD before we ever hit the market or even finished the rehab! 🎉

Now it’s time to push to the finish line so we can close at the end of September. Great job, Nikki! So proud of you and the beautiful home you’ve created! ❤️🏡

Sometimes the early bird really does get the worm! 🐦 I made sure I was the first agent through the door to see this cutie, and we had all our ducks in a row when it was time to make an offer. Good thing, because there were multiple offers—and ours was the one that got accepted! 🙌
