Installation of doors today means Terreno Drive primary bathroom is DONE! This one was definitely a labor of love. From builder grade blah to a real show stopper! Not sure which part of this bathroom is my favorite part but the killer wall tile, Japanese’s soaking tub, and waterfall showerhead top the list! (I also learned it is extremely hard to photograph a bathroom with so many reflective surfaces and these pictures truly don’t do it justice)

Been a busy first two weeks of summer vacation in our household but I managed to snag this cute little 3bd, 1 bath rental in Michigan City and closed on it Monday! 14 days from accepted offer to close! And the best thing about this one is aside from some minor repairs from the inspection and taming a few of the bushes in the front yard this one is move-in ready and should be cash flowing by July 1st 🎉

Today is Bittersweet as we officially closed on the sale of Foster Street! This house was our first official investment property purchased through 219 Property Ventures 4 years ago! In that time went from an intended flip, to an AirBnB Rental, to a ND Football Players Rental, and back to a flip! We definitely cut our teeth on this one and learned a lot about Residential Real Estate Investing along the way! Now to go find some more properties to invest the proceeds in!

Loving how Iowa Street bathroom is shaping up! I spent a total of less than $150 on the tile for this bathroom as 90% of it was left over from another higher end project and I just had to buy a small amount to get to the finish line. I am loving the stacked vertical pattern that gives this standard subway tile a much more modern feel and the accent band was just the pop this surround needed! Can’t wait to see it all grouted tomorrow 🎉

Did you know you can hire 219 Property Ventures to Design/Manage your Residential Projects from start to finish OR for just some minor design guidance OR anything in between based on your specific needs and budget!

Just wrapped up helping with the layout of this bathroom! The space was proving tricky for the contractor as it is long and narrow. The contractor reached out for some guidance and I was able to provide a quick layout for him. Between communication on what he was wanting to do with the space, getting the existing conditions drawn-up, and playing with several layouts to get to something that both met his requirements and was functional, I invested roughly 4 hours into this project. This means the contractor got the limited design guidance he needed from a seasoned Architect/Designer without breaking the bank!

Took a few months hiatus with the arrival of our newest addition to the family, baby Declan! But we have been back in the swing of things for a few weeks now, busy working on getting Iowa Street Rent ready! Demo on the kitchen and bathroom are complete and we are ready to start putting things back together next week! Stay tuned for more in progress and before and after photos!
