Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer "just to see" often just signals to the seller that you're not serious.

The good news: all of this is avoidable with the right guidance going in.

Most buyers focus on negotiating the list price and miss finding leverage in other areas.

Meanwhile, the levers that can save you the most don't touch the list price at all.

Ask the seller to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there's the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing.

You keep the money, choose your own contractor, and what it looks like when it's finished.

Don't forget to ask what stays with the home. Appliances, furniture, window treatments, these are all negotiable. (And that's money you don't have to go spend later).

And most importantly: talk to more than one lender. I've seen the same buyer get wildly different rates just by making two extra phone calls.

Buying a home in NWI is one of the biggest financial decisions in a person's life.

And the behind the scenes work is where deals are made or lost.

That's where I spend most of my time.

Calling listing agents, reaching out to my network, and finding homes before they hit the MLS.

Doing diligence on properties before you waste your time touring one with major red flags.

And when it's time to write an offer, I already know what the seller cares about, so we can come in strong without overpaying.

Everyone focuses on the purchase price - and yes, that matters.

But a good agent is thinking about your monthly payment, what you're bringing to closing, what happens after the inspection report comes back, and whether the timeline actually lines up with your life.

I've had clients walk away from the table with seller-paid rate buydowns, closing cost credits, repair credits, and a move-in date that worked around their lease.

Homeowners are competing with more listings than any other time of year, and buyers have more to choose from.

Homeowners who come in prepared with data backed pricing are walking away with strong offers. The ones who wing it will be doing price cuts in May.

Hopeful buyers, this is a great window. Yes, there's competition. But there's also choice. Find homes that have room to negotiate and move decisively.

And not every homeowner is as firm as they seem.

Sometimes the listing is already telling you there's room to negotiate. You just have to know what to look for. 👀
