Raw land, perc tested and sold in Kent County is no easy feat! This one took over a year to close pending county perc approval. This area of Galena has very good, well draining soils so we didn't need a wet season perc saving us potentially another year+ on the waitlist. I coordinated with the county, backhoe service ( thank you D McHenry for your patience and flexibility) , and surveyor. After waiting for perc results, 4+ survey revisions (shoutout to Buck Nickerson, Extreme Measures), we finally got the green light from the county and a passing perc letter. Happy sellers, happy buyers, and another challenging deal closed! 🌳
