September might just be the Eastern Shore’s best-kept secret.

The water is still warm. The boats are still out but the marinas are open. The backup on the Bay Bridge every weekend starts to get shorter and then disappears completely. Everything local is just at its peak—crabs, tomatoes, apples. You can't give a squash away, there's so much abundance.

The evenings get cooler, the sunsets seem a little better, and suddenly sitting outside is exactly the right temperature again.

It’s summer without trying quite so hard — with just enough fall around the edges.

A few unpopular opinions from someone who spends a lot of time looking at houses.

After years in Eastern Shore real estate, I’ve learned that the things buyers think they need aren’t always the things that make them happiest once they’re home.

Sometimes less house, a better porch, the right location, and a feeling you can’t put on a spreadsheet are worth a lot more.
