However, buyers finally have some long-awaited breathing room, as a modest expansion in active listings has pushed citywide inventory to nearly seven months of supply. This welcome surge in options means buyers are enjoying far more leverage and time to evaluate listings, avoiding the frantic weekend bidding wars of years past. A new Boston University–led study of nearly 20,000 current and former NFL players found they are four times more likely than the general population to die from neurodegenerative diseases such as ALS, dementia, and Parkinson’s disease.

The research also found that longer NFL careers were associated with a higher risk, providing new insights into the long-term health impacts of repetitive head injuries.

April showings reveal a lot very quickly.

Buyers are not walking in measuring rooms — they are reacting to how the home feels in the first few minutes. What tends to stand out this time of year:
• how much natural light reaches the main living spaces
• whether furniture placement allows light to move through the room
• if windows feel open and unobstructed
• how the home transitions from inside to outside

Before a spring listing, this is why I often suggest simple changes first:
• lighter paint tones
• removing heavy window treatments
• adjusting furniture so the windows are visible
• making outdoor views part of the room

These are small shifts, but they change the entire first impression buyers experience during an April showing. And in spring market, first impressions tend to drive everything that follows. 🏡
