Twelve hours later, I’m back home for the night. Upstairs, my husband and I will catch up about our days and give our three rescue cats some love. All of our DC cats are from the Feline Foundation of Greater Washington. We love supporting them! We also love the Big Bad Woof DC for cat food & treats.

Thanks for following along on my day!

Downstairs, are current guests are snug in our airbnb. When we renovated our house, we knew we wanted to add more housing options in our community. By adding a by-right ADU, our one-family house became a two family home - we are able to host short and medium term stays and still keep the space available for when our families come from out of town to visit.

Our apartment is 2 bedrooms and 1 full bathroom with its own washer/dryer, full kitchen, and separate utilities. While it is in the basement space, we didn’t want it to feel “basementy” so we worked hard to include big windows and lots of natural light. About 50% of our guests are family and friends of our neighbors and the other half are folks visiting DC for work, vacations, or school events. We love the flexibility of the space - we can house our parents as they get older, offer space to our neices and nephews as they take internships during and after college. DC has made ADUs by right even in low density residential neighborhoods - a great way to offer more housing options in our city. I love that DC also requires short term rentals to be owner occupants of the home, so housing is preferential to owners and residents and not corporate investors and private equity.

Real estate is a high stress job. Although we all work for brokerages, like Compass, most real estate agents are independent contractors, so we are running our own businesses. Finding ways to build stress reduction in my life is critical, so I’ve started taking Reiki courses to help me build more intentional mind-body-spirit connections. I chose to work with Mara Brenner, a Reiki Master and wellness coach through GW’s Integrative Medicine Practice. Mara and her business partner Catherine run classes in person out of the Four Directions Wellness offices in the Del Ray neighborhood of Arlington as well as online.

I live in Takoma, DC because I love the people here - but the history is what made me fall.

Before the 1965 Civil Rights Act passed, DC was already a few years ahead - and Takoma was ahead of that. In the 60s, when housing discrimination still kept Back families out of most neighborhoods, neighbors and allies stepped up to help bridge home sales that segregation otherwise blocked. That’s how integration happened block by block.
When blockbusting hit DC in the late 60s - realtors scaring white families into selling cheap before “the neighborhood changed” - Takoma did something different. White neighbors went door to door with a nonprofit called Neighbors Inc to tell their neighbors. We’re not leaving. We can live together. We’re going to figure this out. Fifty years later, Takoma is still one of the most racially diverse neighborhoods in DC. My next-door neighbor is a 93-year-old Black matriarch who bought her home in 1963. My other next-door neighbors are two couples co-raising their kids together in a historic home I sold them. THAT’s why I love Takoma. The intentionality is baked in.

A few years ago, my therapist helped me understand that moving my body wasn’t about weight loss and looks, but about stress reduction and wellness. With that reframe, I started finding a workout routine that works for me.

I met my trainer Branden at a CrossFit Gym (shoutout to Inner Loop). Eventually, I found that I enjoyed lifting more than HIIT. I’ve been lifting with Branden for 3 or 4 years now. While I may not win any lifting awards, its a huge help to the stress of work and the politics ever present in our city, and as a bonus, I passed my first osteoporosis test with flying colors this year - I have the bones of someone 10 years younger than me! I also love rowing, and try to get on my rower at home several days a week. Branden works out of several gyms and homes in DC and MD and has online options too!

If you are DC local, please make sure you are registered to vote! Check out the new Ranked Choice Ballot at Rank the District. There’s a big primary election coming up next month, and I’m supporting Free DC candidates this election.

Last fiscal year, I went to a committee meeting with Robert White on HPAP - one of the best first time homebuyer programs in the country - where I was able to talk about my concerns with how the program logistically works. He took my suggestions to heart and updated the program for this fiscal year, allowing a client of mine to get access to HPAP funds in the middle of spring market - something impossible before now! If you are a first time homebuyer and want to learn more about how to use programs like HPAP, please connect with me.

Ok, now I need to make sure I get my clients home on the market today. I was waiting for the floorplans to come in, and now that they are here, I’m going to upload them to the listing and then publish it as a Compass Coming Soon. There are three main ways for a seller to market their home - as a Private Exclusive (sometimes called a Pocket Listing) as a Coming Soon, or as an Active Listing on MLS. Right now, a lot of big industry players are arguing about what is the most “fair” way to list a house.

What’s most important to me is that my clients know that they have options, and that *they* pick the option that is best for them. This client chose to list on Compass Coming Soon - the property is distributed only on Compass and Redfin’s websites, but there are no days on market, and no pricing history. Because he has a short window to sell the property before relisting it for rent, he prefers to list “semi-privately” so a record of the listing won’t be kept if we don’t end up selling. Earlier this year, I had another client who chose to list Privately because they were hoping to find a buyer without having to prepare their house for sale, and we were able to sell it without prepping it for market. For other clients, going to the full market makes the most sense — allowing everyone to see the listing and make an offer.

There’s a big primary election coming up next month, and I’m supporting Free DC candidates this election. A recent listing of mine was slapped with a Vacant sticker even though it was clearly on the market, and Janeese’s office was instrumental in getting us quickly in touch with the right folks at the Department of Buildings to rectify the situation.

That’s exactly the kind of constituent services work that matters, and exactly why she has my vote!
