POV: No one came to the open house… and the sellers are panicking.

Here’s the truth:
A slow open house does not automatically mean there’s no interest in the property.

This weekend was:
☔️ rainy
🇺🇸 a holiday weekend
🧳 a travel weekend for many buyers
And honestly? Today’s buyers shop differently.

A lot of serious buyers are skipping open houses altogether and scheduling private showings instead — especially when a home is marketed well online.
The metric I pay closest attention to isn’t just open house traffic.
It’s:
✔️ private showings
✔️ online saves/views
✔️ agent inquiries
✔️ second-look requests
✔️ overall market response

One quiet Sunday does not define your listing. The first five days will usually tell you if the market agrees with your price.

I helped these clients buy their home in 2022 — and then sell that same home in 2026.

Buyers are still out here. Mortgage applications are up. More homes are going under contract.

But buyers also have more options, and they are not chasing homes that are priced based on last year’s market.

The sellers getting the best results right now are the ones pricing with strategy from day one — not testing the market, not reaching, and not hoping buyers will “just make an offer.”

Pricing right creates momentum.
Pricing too high creates days on market.
