Part of being a land broker is being in the room.

Last night I attended the Site Layer 4 community meeting to learn more about the proposed energy and data center development in Platte County.

I’m a rancher. I’m a land broker. And I work hard to understand what is happening in the communities where I sell land, even when the subject reaches well beyond traditional agriculture.

A project like this can affect land values, housing, infrastructure, utilities, employment, agriculture and the overall direction of a local economy. Those things matter when you’re advising someone who is buying, selling or investing in land.

My job isn’t to tell my clients or my community what they should think about a project. My job is to show up, ask questions, listen to all sides and understand the facts well enough to recognize what it could mean for real estate.

That means learning about water and power. Zoning and permitting. Roads and infrastructure. Agriculture and property rights. And yes, corporate and commercial development too.

I love selling ranches and land, but being a good land broker requires understanding a whole lot more than acreage and fences.

I work hard to be in the know, because my clients deserve a broker who knows what’s happening on the ground.

First State Bank’s Youth Bred Heifer Program is back, giving three students the opportunity to receive three bred heifers at fair market value, with the purchase cost financed by First State Bank.

Students must:
- Be in 7th, 8th or 9th grade when applications are due
- Reside in Jasper, Poweshiek, Mahaska or Wapello County

Applications are due October 31.
