I guess I can’t go anywhere without looking at the real estate.

The Louvre started as a fortress back in 1190, became a royal residence, and eventually opened as a museum in 1793. Then, nearly 800 years after the original fortress was built, they added the glass pyramid you see behind me. Old architecture meeting something completely modern, and somehow it works.

After 32 years in real estate, I’m still looking at real estate even when I’m supposed to be on vacation 😂

It’s always exciting to see something new getting started in Cheyenne. We officially broke ground on The Cottages at Trailhead, a new Mission Homes Wyoming community coming to North Cheyenne.

It was great to celebrate the day with Mission Homes, the Greater Cheyenne Chamber of Commerce, Mayor Collins, REMAX Capitol Properties, and so many people from our community who came out to be part of it.

There’s a lot more to come with this project, and I’m looking forward to watching it take shape. This is just the beginning.

Fall doesn’t give us much time in Cheyenne. One week it’s perfect sweatshirt weather. The next, you’re trying to remember where you put the snow shovel. 😂

So while we’ve got it, make the most of it. Walk the Greenway. Catch a Friday night football game. Make one last Farmers Market run. Grab a coffee somewhere local. Get out to Curt Gowdy. And while the weather’s cooperating, probably get a few things around the house ready for winter too.

You don’t have to do everything. Pick a couple and enjoy October while it’s here. Wyoming winter will make the decisions for us soon enough.

Overpricing gives you room to negotiate, right?

Sounds good in theory. In my 32 years in real estate, I’ve found it usually doesn’t work that way. When a home sits and the price keeps coming down, buyers notice. Instead of creating urgency, it can give them more reason to come in even lower.

I understand wanting to get every dollar you can for your home. We all do. But sometimes the best strategy is pricing it right from the beginning.

Sometimes a good listing just sits. You’ve tried the incentives. You’ve offered closing costs. Maybe you’ve even made a price adjustment, and still… nothing.

After 30+ years in real estate, I’ve learned the market will usually tell you what it wants. And a lot of times, buyers simply want the price. Like I always say, if the dogs aren’t eating the dog food, you’ve got to switch it up. Sometimes the strategy just needs to change.

Since I’ve been in real estate a long time, I see structures and architecture in a different way. The Eiffel Tower is an incredible structure completed in 1889 and it’s still standing. Not to mention it withstands 6-7 million people a year climbing all over it!

The little things matter when you’re selling your home. A dripping faucet. A loose door handle. A cracked outlet cover. None of them seem like a big deal on their own but buyers notice them, and those little objections can start adding up to a much bigger number in their minds than what they’d actually cost to fix.

Before you list, button up the small stuff. You don’t need to remodel the whole house. Just make sure it looks like it’s been taken care of. A little work now can make a much better first impression later.
