If your job is to sell real estate… hear me out

I see agents get buried in all the “stuff” that makes them feel busy, but doesn’t actually produce income.

Your highest-value activities are simple:

• Talk to people
• Have real estate conversations
• Set buyer and listing appointments
• GO on those appointments
• Get agreements and contracts signed
• Negotiate deals
• Close deals
• Follow up until people are ready to do business

That’s it.

Your job is NOT to spend three hours making a Canva graphic perfect, organizing your CRM for the 47th time, creating flyers, chasing paperwork, designing marketing pieces, or doing administrative tasks someone else can handle.

Busy does not equal productive.

Every day, ask yourself: “Am I doing something right now that only I can do, and is it getting me closer to an appointment, a signed client, or a closing?”

If the answer is no, there is a good chance it needs to be delegated, automated, systemized, or moved until AFTER your revenue-producing activities are done.

The agents who scale eventually figure this out: Your time should move toward conversations → appointments → contracts → closings.

Everything else supports the business. It is not the business. Protect your selling time.

Funny how prices change over time. I remember when things like this cost a lot less at the grocery store. Real estate is the same way.

People ask why homes cost more than they used to. The answer is pretty simple, prices change, wages change, construction costs change, and markets move. The important thing isn't trying to go back to what things cost 10 or 20 years ago. It's understanding where things are today and making smart decisions from there.

That's true at the grocery store and it's true in real estate.

Wire fraud is getting smarter, and real estate is a big target. A message can look legitimate. A meeting link can look legitimate. An email asking you to wire funds can even appear to come from someone you know.

That’s why one simple step matters more than ever: Verify who you’re talking to before you click or send anything.When money is moving, slow down and double-check. A quick phone call can save you from a very expensive mistake.

Buyers, sellers, and agents all need to pay attention. Stay smart. Verify first.

Is the Cheyenne real estate market as hot as the weather? It's moving along pretty well.

Through July 2026:
🏠 Average sold price: $430,000, up about 3% from last year
🔑 Homes sold: 1,092, compared to 1,067 last year
🔨 New construction sales: 126, compared to 112 last year

Nothing crazy. Just steady, healthy growth, which is pretty normal for our Cheyenne market. After 30+ years in real estate, I've learned the headlines don't always tell you what's happening in your own backyard. Local numbers matter.
