If my son was buying his first home, here’s the advice I’d give him.

I’d tell him this…

Don’t buy the most expensive house the bank says you can afford.

Buy the house that lets you sleep well at night.

There’s a big difference.

A lender can tell you what you qualify for. They can’t tell you what it feels like to have an unexpected car repair, replace an HVAC system, or realize you’ve become “house poor.”

I would want my son to own a home he loves—not one that causes him stress every month.

I’d also remind him that this probably isn’t his forever home.

Your first home doesn’t have to be perfect.

It doesn’t need the dream kitchen, the giant closet, or every item on your Pinterest board.

Look for the things you can’t easily change:

• A great location.

• A safe neighborhood.

• A functional layout.

• Good bones.

Paint can change.

Floors can change.

Countertops can change.

Location can’t.

And I’d tell him something else…

Never be afraid to ask questions.

Buying your first home is one of the biggest financial decisions you’ll ever make. You’re not supposed to know everything.

A good lender should educate you.

A good inspector should protect you.

A good Realtor should never pressure you.

They should help you make a decision you’ll still be proud of years after closing.

Finally, I’d tell him this:

A home isn’t a trophy.

It’s a place where life happens.

Don’t buy a house to impress people.

Buy one that gives you peace, security, and room to build the life you want.

That’s the same advice I’d give my own son—and it’s the same advice I’ll give every first-time homebuyer I have the privilege of helping.

Veterans, this post is for you.

A Returning Veterans Exemption is for veterans returning from active duty in armed conflict. They are eligible to receive a $5,000 reduction in the equalized assessed value of their property only for each taxable year in which they return.

Automatic Renewal: No, this exemption must be filed annually.

Due Date: Applications received after May 15, 2026 will be processed as a Certificate of Error.

Eligibility

Must be an Illinois resident who has served as a member of the U.S. Armed Forces, Illinois National Guard, or, U.S. Reserve Forces.
Returning from active duty in an armed conflict involving the armed forces of the U.S. in 2025.
Either own or had a legal or equitable interest in the property and used it as a principal place of residence on January 1, 2025.
Liable for the payment of property taxes.

This Homestead Exemption for Veterans with Disabilities is for veterans with a service-connected disability as certified by the U.S. Department of Veterans Affairs. The exemption reduces certain amounts of the Equalized Assessed Value (EAV) on the primary residence of a veteran with a disability, very likely lowering the tax bill. The amounts of those EAV deductions depend on the level of disability. Veterans 70% or more disabled receive an EAV reduction of $250,000, and because of this can be totally exempt from property taxes on their home.

All applicants must reapply annually.

NEW: Per new legislation, Veterans who are rated 100% disabled and classified as "permanently and totally disabled" by the U.S. Department of Veterans Affairs will be automatically renewed each year.
