Pyne Properties is honored to have been involved in the sale of a stunningly "reimagined ranch" in Park Ridge. What was once a traditional, and if you will “typical” house, similar to many others built at a time to accommodate the expanding middle class suburban sprawl, was completely transformed into a model of contemporary luxury living. Interestingly this was done without changing expanding) the home's footprint, but rather implementing clever design changes such as: adding a portico and expanding the entrance to a double doorway, removing attic crawlspaces and replacing them with vaulted ceilings, implementing an intelligent use and placement of skylights, and an overall well curated selection of hardwood beams and trims, materials and finishes (Wolf, Restoration Hardware, California Faucet, etc.) I was at a loss to find any fault in the home! It was a true pleasure to have been able to help our clients find and secure a home they may never leave!

For the first time in 40 years, this historic mansion is ready to change hands. Originally constructed in 1874 for a former member of Congress and the first president of the Evanston Board of Trustees, the Charles J. Gilbert House is celebrating its 150th birthday this year. A Second Empire Victorian with Italianate features and mansard roof that were de rigueur for prominent estates of the time, the subsequent addition of a portico with Corinthian columns was inspired by the 1893 Columbian Exposition in Chicago, further punctuating the incredible curb appeal and prominence of one of Evanston’s most important historical homes.

Pyne Properties is proud to have made a strong debut in River Forest with the sale of the Victorian beauty featured below. It was a true honor to represent the sale of such a beautiful home that until recently had not changed hands in over 30 years. It was even more of an honor to help my clients reap the fruits of decades of labor they lovingly and sometimes frustratingly invested to make the home what it is today. I do not think it is an exaggeration to state that they will forever be a part of the bones of this home.

As many of you know, I throw myself fully into every client project knowing that the consequences of a job well done make a quantifiable positive difference in my clients’ financial lives. After poring over a wide range of local and very esoteric statistics and then poring over them again and again, I recommended a somewhat aggressive marketing strategy, which included building up a lot of interest but no access before launching the property the first weekend in January, a less than ideal time of year. It was a bit of a gamble as my clients had a contingency to purchase the home they just moved into, meaning that we did not have the luxury of time to test the market. The plan worked and when later I had two of the top producing local agents confide in me privately that they would not have priced the home as aggressively as I had, I knew I had made good on the confidence my clients had entrusted in me to deliver a financially favorable finish as they conclude this chapter of their lives.

Pyne Properties is pleased to have gotten off to a great start in 2024 with the sale of this single family house in Cicero, IL. I am starting to develop a bit of track record as a can-do broker in difficult situations and was recommended through the work I have done for the court to sell the marital home in an acrimonious divorce case. In the end, we got a great price for the property which will help both parties to pay their legal bills, wrap up the divorce and move on with their lives.

We are pleased to announce another closed sale at Pyne Properties, this time in the Gladstone/Jefferson Park neighborhood of Chicago's northwest side. It was a real honor to represent the sale of this home. What we thought would be a quick sale in a low-inventory market turned out to be more challenging than we anticipated. The house, which had been beautifully renovated by our clients, lacked the kind of backyard it seemed just about everyone who passed through had envisioned having. After at least 50 showings and a half-dozen open houses with the charm turned way up, we found our buyer. Incidentally, you can now find this 6 bed, 3 bath, 3,000 plus square foot home on AirBnb, which is marketed as a specialty property for large group/family reunions when the new owners are away on business.
