Selling your home as-is generally means you're offering the property in its current condition without agreeing upfront to make repairs.
However, that doesn't necessarily eliminate the buyer's ability to conduct a home inspection or cancel the contract based on its findings.
One of my biggest recommendations for homeowners selling as-is is to disclose any known material defects before entering into a contract.
Being transparent about the property's condition can help reduce surprises and create a smoother transaction.

For homeowners considering selling, limited inventory means buyers have fewer properties to choose from.

Sometimes a deal falling apart can be a blessing in disguise.

We listed this condo at $200,000, received multiple offers, and accepted a strong one.

Everything was moving along smoothly. Inspection was done. Appraisal was done. Then, unexpectedly, the deal fell apart.

My seller was frustrated, and rightfully so. But we didn’t let it change the plan. We put the property back on the market, got right back to work, and ended up securing another offer for $230,000 — $30,000 more than our original list price.

Sometimes what feels like a setback in the moment ends up working out better than you expected.

At 26 years old, I’ve been fortunate enough to sell over $50 million in real estate and help more than 200 families with their real estate goals.
When I first got into the industry in 2020, I was 20 years old working as a real estate assistant. I remember looking at the top Realtors in the industry and thinking that one day, I wanted my name to be up there too.
Early in my career, there were definitely moments when I doubted myself. I was young, inexperienced, and I was told more than once that I was “too young” to be doing this.
I kept going.
For the past 3 years, I’ve been fortunate enough to be recognized as one of the top Realtors in Chicagoland, and now among some of the top Latino real estate professionals across the country.
This past weekend, I attended my first NAHREP conference in Las Vegas and got to see my name on that wall at #187 in the country.
It was a pretty surreal moment.
Not too bad for the 20-year-old kid who once wondered if he was too young to make it in this business.
Still a long way to go. Still a lot more to accomplish. But sometimes you have to stop for a second and appreciate how far you’ve come.
Back to work.
