🏡 Housing Market Outlook: Cautious Optimism for 2026

According to NAR Chief Economist Lawrence Yun, the ingredients for a market recovery are finally coming together:

✔️ Mortgage rates drifting toward ~6% (down almost 1% from early 2025)
✔️ Record housing wealth + strong payrolls
✔️ More homeowners willing to list
✔️ Buyers feeling less “locked out”

After three years of slowing sales, 2026 may be the year activity picks back up.

But there are still big variables at play👇
– Uncertain job growth
– Low housing supply
– Political tensions around the Federal Reserve
– Affordability challenges in many markets

Despite the caveats, Yun notes consumer sentiment is improving:
“Maybe this is the time to get in the market.”

If supply increases and rates ease even slightly, it could help relieve some of the affordability pressure we’ve seen since 2022.

📌 Bottom line: We’re not back to the pandemic boom — but the market is looking healthier heading into 2026.

🏡 Housing Market Outlook: Cautious Optimism for 2026

According to NAR Chief Economist Lawrence Yun, the ingredients for a market recovery are finally coming together:
