🚨 In today’s market, low inventory often means buyers have to go over list price to win the deal — but that’s only half the battle. The appraisal still has to come through to make it financially feasible. And if you’ve waived your appraisal contingency? The stakes are even higher.

That’s exactly what happened with Nate and Hannah — just 3 weeks before closing, the bank’s appraisal came in over six figures below the purchase price. 😳

But we didn’t panic — we went to work. After having two appraisals completed, we were able to close the gap to within $25K of the contract price AND still close on time. 🙌

🚨 🚨Two for one special alert 🚨🚨

Congratulations to my clients on the purchase of their first home AND simultaneously being student loan debt free!!

We were able to take advantage of the highly demanded loan program which allowed them to buy a home while also having their student loans paid off at closing.

Even though this was an incredible opportunity, it did come with some growing pains along the way. Navigating through a government sponsored loan program can come with challenges due to the fact that the processing and timeline can get thrown off as you rely on that third party to process the application and provide you with the approval so you can get to the closing table.

We had to push closing back a week due to the extended timelines, which can cause a lot of tension with sellers if you’re not on your A game. Luckily, with the expertise and dedication of we were able to keep everyone focused on the common goal of getting to the closing table.
