Happy MLK Day. Facebook tells me it is also National Cheese Day.

Felt like they could have rescheduled cheese day to some other day.

We'll take this in stride and above I have listed some black-owned southern restaurants where you can get some proper mac and cheese.

When I miss the southern food I had access to when living in Georgia these are nice places to stop in for a fish fry, greens, chicken and waffles, banana pudding with the nilla wafers, etc. I always said the best way to get to know a culture is to sit down with the food those people gather around regularly.

Happy National Sticker Day. I guess stamps are kind of like stickers.

When buying or selling property, transfer stamps are an essential part of the transaction costs. These stamps, often in the form of stickers, represent taxes imposed by different government levels. Here's a clear breakdown of the costs:

State Transfer Stamp: 50¢ per $500 of the property's sale price.
County Transfer Stamp: 25¢ per $500 of the property's sale price.
City Transfer Stamp: Some cities impose additional fees, which vary by location.

For example, on a property valued at $300,000, the state and county transfer stamps alone would total $450. Additional city fees, if applicable, would increase the total.

These are typically paid by the seller! So give us a call and we can figure out what your home is worth and how much the transfer tax stamp would be for that home.

Some tough negotiations here as is always the case with investors but since this was not my first rodeo we got it squared away without issue and our client was able to walk away with a solid profit.

It was my absolute pleasure to help out my good friend and his family with the sale of this property.

Got this sold in a week! $30,000.00 over asking!

We actually got $40,000.00 over but the lender had to make an adjustment after appraisal. Although that is a good problem to have, we maxed out what was possible for this property.
