Most people only calculate the obvious monthly costs.

But during divorce, the real number is often much bigger than expected.

Mortgage. Utilities. Repairs. Insurance. Groceries. Emotional stress. Future planning.

Clarity starts with understanding the full picture, not just the payment.

I created a worksheet to help people think through the financial side of housing decisions with more confidence and less overwhelm.

DM “COST” and I’ll send it to you privately 🤍

Maybe this is your sign ☁️✨

Whether you’re thinking about buying your first home, selling your current one, downsizing, upgrading, or simply exploring your options in Chicago — timing and strategy matter more than ever in this market.

Homes are moving quickly, competition is still strong in many neighborhoods, and having the right guidance can make the process feel a whole lot less overwhelming.

If making a move has been on your mind lately, I’d love to help you navigate the process and talk through your options.

Divorce often forces people to make major housing decisions during one of the most emotionally overwhelming periods of their lives.

Questions like:

- Should I keep the house?
- Is selling the smarter financial move?
- Can I realistically afford the mortgage on my own?
- Should we delay selling?
- What happens with equity?

can quickly become emotionally driven instead of strategically evaluated.

That’s exactly why I created this worksheet.

This resource is designed to help separate emotion from strategy so you can think through your options with more clarity, structure, and confidence.

If you’d like a copy of the worksheet, send me a DM with the word “HOME” and I’ll send it over 🤍

12 offers on a 2 bed / 1 bath condo sounds exciting… but honestly, it highlights a much bigger issue happening in today’s market.

There are so many qualified buyers actively looking, and simply not enough inventory.

Buyers are stretching far beyond asking price, competing constantly, and many are still walking away without the home they wanted. Eventually, that kind of frustration pushes people out of the market altogether.

The demand is there. We just need more sellers willing to list.

If you’ve been thinking about selling, this market is still creating real opportunities.

Divorce doesn’t just change your relationship, it changes your finances in ways most people aren’t fully prepared for.

And one of the biggest mistakes people make?
They start making major decisions about the house, money, or their future… without actually knowing what their life truly costs.

Not what it used to cost.
Not what you think it costs.
What it realistically costs now.

Without that clarity, decisions often become emotional instead of strategic and that can lead to long-term financial consequences.

That’s why the first step is always getting a clear picture of your numbers:
• Monthly expenses
• Income vs. obligations
• What you can realistically afford moving forward

Once you have that, everything else becomes easier to navigate, whether it’s keeping the house, selling, or planning your next move.

If you’re going through this right now and don’t know where to start, I created a simple worksheet to help you get clarity.

Comment or message COST and I’ll send it to you.

The house is often one of the most emotional parts of a divorce.

And when two people see its value differently, things can get complicated quickly.

That’s where having a clear, neutral starting point makes all the difference.

It’s not about opinions, it’s about making informed decisions you can stand behind.

When a home is involved, emotions can take over quickly.

But decisions made on assumptions often lead to more conflict.

A professional appraisal creates a neutral starting point, so both sides are working from facts, not feelings.

It’s one of the simplest ways to bring clarity into a complicated situation.

I’m often asked where to start when it comes to understanding the financial and real estate side of divorce.

These are a few books I’ve found genuinely helpful over the years.

And I’m especially excited to read Who Let the Dogs Out? after recently being on the Divorced Girl Smiling podcast — such an important voice in this space.

You can find these books (and more resources) on The Divorce Collab website — link in bio.

Coming soon in Irving Park / near Ravenswood Manor: a quiet, top-floor 2 bedroom condo with the kind of updates buyers actually want.

This freshly painted top-floor end-unit condo offers added privacy, a private deck with pergola, exposed brick, and hardwood floors refinished in 2025. The kitchen remodel was completed in 2020–2021 and includes marble countertops, tile backsplash, tile floor, and stainless steel appliances. There’s also a new washer and dryer, plus a new variable-stage HVAC and furnace installed just 6 months ago.

A few details that make this one stand out:
• 2 blocks to Horner Park
• 4 blocks to the Francisco Brown Line
• No short-term rentals allowed
• Only 2 long-term rentals permitted in the building, and currently none are rented

The sellers’ favorite memories? Sitting out on the deck and having genuinely friendly neighbors. Always a good sign.

If you’ve been searching for a condo near Horner Park, a top-floor condo near the Brown Line, or an updated 2 bedroom condo in Irving Park, keep this one on your radar.
