LITTLE BABY BILLY"S FIRST CONDO:
Can't believe I've owned this loft condo for 17 years already! That hurts a bit
Been rented and currently still is for about 14 of those 17 crazy years.
Showing it's age a bit in the kitchen (Brings back some memories with ole friends at the ole stone bar/island), but did a quick upgrade of the bathrooms for the new tenants recently.
From 2008-2013 I think the condo was completely underwater, but came roaring back like a (real estate)Sharknado the last decade. (lesson there to be had I believe)
I keep it listed off-market (but would be painful to sell), in case someone in the building is interested in doubling the size of their unit, needs to be closer to relative in the building, etc.
Do the same for any under construction developments or rehabs I'm working on, so we don't miss potential buyers who want to customize before finished.
We call these "Compass Coming Soon", you won't find these on Redfin or Zillow and doesn't rack up days on market.
Right now we have about 500+ Coming Soon listings in the Chicagoland area. Plus, it is on PLN (Private Listing Network) for all the brokerages AND TAN (Top Agent Network), essentially a fancier Craiglist for the brokers who meet yearly sales criteria.
