What I notice before my buyers do
When I’m showing a house, my buyers are usually looking at the kitchen, imagining their furniture in the living room, checking out the backyard — all the fun stuff.
Meanwhile, I’m looking at the stuff that’s a lot less exciting.
How old are the windows? What’s the condition of the mechanicals? Are there signs of previous water issues? Does that renovation look like it was done well? What does the electrical panel look like? And does the overall condition of this house actually justify the price they’re asking?
I’m not there to talk someone out of a house they love.
I’m there to make sure they’re looking at the whole house — not just the parts that made them fall in love with it.
