One year with JSIR & I have loved every second!đŸ„čđŸŸ Enjoy my long, sappy reflection!

The past 12 months have taken me from the city to the suburbs, helping buyers & sellers across a wide range of price points, home types, & lifestyles. I love how each transaction is different, but all reinforce the same idea: the better I understand my clients’ goals, the better I can help achieve them.

For me, being part of Chicago’s leading luxury brokerage is not about the luxury price point, but the level of service. As REALTORS¼, our job is to educate, advocate for, and protect our clients with honesty and transparency. Thoughtful guidance, clear communication, and a person-first approach are the standard in all of my transactions from start to finish.

While every experience is different, I’ve seen firsthand how much of an impact the right representation can have on a client’s outcome. Our industry is at its best when we step back, set our own interests aside, & remember our job is to work together to reach our clients’ goals. Everyone deserves an agent who listens, communicates clearly, and puts their clients’ goals at the center of every decision. (Sadly, this isn’t the standard for everyone. Always interview your broker!)

I started this profession with a person-first approach because of my occupational therapy background. In OT, success starts with understanding someone’s lifestyle and helping them achieve their goals in a way that makes their day-to-day better, not worse. Today, that same mindset guides my real estate business. Every recommendation I make is based on what’s best for you & your goals, not what’s best for me. My job is to handle the details, solve problems before they become yours, and make the process as seamless as possible so life doesn’t have to pause while you’re buying or selling a home.

Thank you to every client, colleague, friend, and referral partner who has contributed to a successful year of many happy people in happy 💙 Here’s to many more happy clients, successful closings, and helping more people call Chicago home. đŸĄđŸ€

Completing small projects over time can help the pre-listing process feel more manageable (+ you get time to enjoy the updates yourself before handing the keys over!)

If you’re planning to sell your home in the next 12 months, a few intentional updates can make a strong impact. It tells future buyers your home is well maintained & move-in ready.

Summer is busy with travel & kids home from school, but these are simple projects you can tackle a little at a time. When it’s time to list, you’ll be glad they’re already done.

If you’re not sure where to start, or would like suggestions, let me know! If you’d rather hire someone, I have trusted contractors and vendors I’m always happy to recommend.

This past Saturday, hosted their 4th Annual Charity Softball Tournament in support of Lost Boyz, Inc.

‘SFYF’ stands for Sunday Front Yard Football – a childhood tradition for my oldest brother & his friends. Charlie (not my brother by blood, but close enough) took the tradition and turned it into the SFYF Foundation to promote programs playing a crucial role in youth community development.

This event supports Lost Boyz, Inc, a Chicago organization that empowers local youth through sports-based programs to develop confidence, character, and personal growth.

Team sadly did not win (maybe next year!?) but the tournament was still a massive success. Shoutout to Charlie for building such an incredible community. It has been so cool to watch the event grow each year. The final numbers aren’t in, but we’ve already raised over $15,000 toward college scholarships for members of Lost Boyz.

A beautiful home in La Grange filled with exposed brick, vintage charm, original built-ins, natural light, and two sunrooms officially has new owners. Congrats to Emma & Pat on closing on their first 💙

Emma & Pat were referred to me by a past client and close family friend. The best thing we did was start early! They knew they wanted to buy this spring/summer, so we sat down in March to go over the process, finances, timelines, etc.

Like many buyers this spring, we lost out on a few homes, even after putting our best foot forward. This spring market is tough because while you’re putting forward your highest and best offer, someone else’s highest and best may be stronger. There’s no data to help you determine what someone else’s highest and best offer is. One home we wrote on sold for $150,000 over the list price đŸ˜±. & another home we submitted an offer on was recently featured in a Crains article about how competitive the Chicago market has become.

All that said, everything happens for a reason, because their new home is STUNNING. It has character, charm, a perfect location, and plenty of room to grow into. This home was absolutely meant to be!đŸ«¶

A busy spring market means a summer full of happy new homeowners and celebrating sellers. I love this time of year!

Beccah closed & is all moved into her in Logan Square 💙

Beccah came to me through her best friend, who is both a colleague and a close friend of mine! I am so grateful for this connection đŸ«¶

As many of us know, the Chicago spring market is no joke. It’s easy to feel discouraged & drained when you’re forced to make such quick decisions on a major purchase. We faced several contracts, numerous bidding wars & a very unethical transaction which we ultimately had to cancel. Sometimes it’s hard to see the finish line, but in the end, everything happens for a reason. Beccah’s new home checks all her boxes! Cheers to homeownership! đŸ„‚

How my seller’s stunning 1-bedroom condo in the Gold Coast generated multiple offers, sold for 100% of list price, secured ideal terms, and (most importantly) resulted in a happy buyer & a happy seller👇

This home stood out in the Gold Coast market right away with in-unit laundry, dedicated parking and ample closet space throughout (rare for high-rise living here).

In addition to the standout features, we started planning early. We closely watched the 1-bedroom market and priced the home based on real-time conditions as we approached the list date.

I am going to miss showing this bright, open & happy 💙 Congrats to all!

A lot of buyers are surprised by the real cost of purchasing a home in Chicago. The more informed you are upfront, the fewer surprises you’ll face (especially when it comes to your budget).

As a buyer, when you get to the closing table, you bring your down payment + closing costs. Closing costs vary based on the property, location, HOA, loan details, and other factors, but a safe estimate in Chicago is about 3–5% of the purchase price.

For example:
If you’re putting 15% down on a $525,000 home
💰Downpayment: $78,750
🏠 Closing costs: ~$15,750
đŸ™ïž Estimated cash to close: $94,500

Your lender, attorney, and I walk you through all the fees!

Obsessing over polished nickel hardware with buyers, analyzing recent sales for sellers, and of course reviewing contract details line by line (for me, this is my favorite part).
My favorite plans forever đŸ€
