How my seller’s stunning 1-bedroom condo in the Gold Coast generated multiple offers, sold for 100% of list price, secured ideal terms, and (most importantly) resulted in a happy buyer & a happy seller👇

This home stood out in the Gold Coast market right away with in-unit laundry, dedicated parking and ample closet space throughout (rare for high-rise living here).

In addition to the standout features, we started planning early. We closely watched the 1-bedroom market and priced the home based on real-time conditions as we approached the list date.

A lot of buyers are surprised by the real cost of purchasing a home in Chicago. The more informed you are upfront, the fewer surprises you’ll face (especially when it comes to your budget).

As a buyer, when you get to the closing table, you bring your down payment + closing costs. Closing costs vary based on the property, location, HOA, loan details, and other factors, but a safe estimate in Chicago is about 3–5% of the purchase price.

For example:
If you’re putting 15% down on a $525,000 home
💰Downpayment: $78,750
🏠 Closing costs: ~$15,750
🏙️ Estimated cash to close: $94,500

Sarah’s Circle is a non-profit based in Uptown that is near & dear! Their mission is to permanently end homelessness for women in Chicago through housing, essential resources, and ongoing support. This year, our annual fundraiser, Winter Walk, will take place on March 8 (International Women’s Day‼️💙)

All are welcome!!! Come see the invaluable work & positivity Sarah’s Circle brings to our neighbors. We’ll walk through Sarah’s Circle’s campus and hear stories of women who have overcome homelessness.

Meg & Charlie are officially CLOSED on their very first right where Lincoln Park meets Lakeview 🏠💙

We timed their lease, beat the spring market, and went under contract during the holidays. Beating the spring market means less competition and a great deal for the buyers.

Future buyers: the competitive spring market in Chicago starts as early as January. This is something to keep in mind if you’re considering buying in the next few years. Timing makes a big impact on price & negotiations.

Instead of spreading traditions throughout the entire year, our family decided to plan all of them around Christmas. We see each other about 15 times in the month of December & then take a much needed break from spending every second together😅😉
Happy end of December🎁🎄 I wouldn’t trade it for the world - we are so lucky!!! ❤️💚 Let’s take a nap!!!

Lacey is officially closed on her very first 💙

We started searching last winter & faced tough competition in the spring market. Even when we put our best foot forward, sometimes others are willing to stretch further. Everyone has different limits & that is ok!

That’s exactly how anyone buying should be guided through Chicago’s competitive real estate market. I always tell my clients to offer the number they won’t regret. Something strong, fair, and still lets you sleep at night. (Of course, we will look at comps to get us there). You should never feel pressured to go beyond your comfort zone. The right home will align with your budget & your lifestyle.

We were able to wait until the perfect unit came to us. & it did! The most charming Lake View condo came along this fall. The fall is when competition cools down & opportunities open up.

Lacey is officially a very happy Chicago homeowner & I am a very happy friend! 😊
