It’s always a good idea to drive around the area you’re going to buy in to get an idea on if you’ll like it.

My golden rule is that if you see a car w/ London style doors in USA you must buy it.

Also, you MUST ask them for some Grey Poupon (does that stuff even exist anymore?)

Final walkthrough!

One of the most exciting times on the Home Buying Journey.

This is the home stretch when you see the property one last time before closing in it.

This is usually done the day of closing, but can be done the day before if schedules conflict.

The standard is to be cleaned out and broom swept, but in this case the sellers graciously did a deep clean.

If no problems arise it’s time to go write your signature for 2 hours.

If a problem does arise it’s up to your team including real estate agent and attorney to find an amicable solution.

Generally you want to have all issues taken care of before closing, but if there’s just 1 that still needs to be taken care of, you can do a “dry close”.

This allows you to close and not prevent that issue from stopping the deal from being consummated.

It’s always important to share a laugh, even when working at all times of the day.

My main tools of the trade are MacBook for typing up contracts and rocket fuel (aka coffee) to power me through.

This year real estate has been INSANE!

Yesterday was a fantastic closing and it makes me feel great when people’s dreams are realized.

Today 2 contracts are going in for investment properties, so hopefully we will have more smiling faces coming soon.

When it’s time to close, make sure you have everything ready for the buyer to be able to move in.

This includes all the keys, appliance warranties & instructions, and never forget the garage opener.

This is also the day to feel like a proud dad because successfully listing a property, negotiating a great offer, handling random problems that arise, and getting it all to the finish line is not an endeavor for the weak of heart.

Once you do get there though, the feeling of happiness for both sellers and buyer is overwhelmingly positive.

Sellers can move on to their next project/chapter of their lives, and buyer has a turn-key investment property that will build generational wealth for decades to come.

Pros & Cons of a 3% Down Payment

One of the largest barriers to home ownership is the belief that you must have 20% of the purchase price for a down payment.

Did you know that you could purchase a home for as little as 3% down?

Let’s say you were going to buy a home that costs $300,000...

20% down payment = $60,000

3% down payment = $9,000

That’s a huge difference, right!?

This is important even if you have the money to put 20% down because with interest rates so low you can make better use of that $51,000 to invest in your business, or if you want to gamble, go with Dogecoin to the moon!

There is con of having to pay PMI but this is a smaller monthly charge that will go away once you have made the necessary amount of payments to reach 20% equity.

You could also choose to pay more monthly towards your principal balance to shorten the life of the loan/accelerate getting rid of PMI.

There’s so many options and benefits once you become a homeowner!

There’s a reason that the housing market is so hot right now.
