Your new Cook County property tax bill is already online.

Second-installment bills for the 2025 tax year were posted August 18. Paper bills will be mailed by September 1, and payment is due October 1.

Look up your property now and:

• Compare the new total with your previous bills
• Confirm your Homeowner, Senior or other exemptions were applied
• Check with your mortgage servicer if your taxes are paid through escrow
• Use the new bill when calculating affordability, sale proceeds or rental-property cash flow

That last point is important for anyone buying or selling this fall. An old tax figure from an MLS listing can understate a buyer’s payment or distort an investor’s numbers.

Work is still underway on our latest facade upgrade at 1947 W Chicago but starting to look awesome. Restoring these beautiful, old building facades is a labor of love and not cheap.

We are going to put a longer post together about this but the West Town Chamber of Commerce has an amazing facade improvement program to help cover a portion of the costs to beautify high trafficked parts of the neighborhood (and not many people know about it).

3️⃣ Last Friday was big — triple-closing day including two MF/3-flats in Pilsen/Bridgeport and a beautiful SFH clear across the metro up in Wheeling. Wish every week could end with a three-banger like this but we'll take them when we get them!

As always huge congrats and thanks to our new owners and landlords, as well as our support teams involved in putting these deals together and getting them across the finish line.
