I know it’s not even technically fall yet, but I know that some of my sellers are already thinking spring. I know it’s hard to believe, but if you’re planning to put your home on the market next year, now is the time to start prepping.

Here are a few things to start doing:

📸 Get your home photos taken now. Homes show better when the sky is blue, landscaping lush and your driveway or outdoor space is free from snow. I can’t stress this one enough.

📦 Start decluttering. This isn’t something you want to save until the last minute. Clean the closets, drawers and remove those personal items like family photos so that when it comes time to clean for showings or open houses, you have already done the hard part.

🧰 Tackle those outdoor repairs now. It’s much easier to do exterior painting, roof repairs and window replacements in the fall before the winter weather hits. I promise, you’ll thank me in January.

You know you’re officially a grown-up when you get excited about buying a new major appliance.

If you’re planning to buy a new fridge, here are three things you should know before you make your purchase.

1️⃣ Know whether you have copper or PEX pipes for your water line prior to installation. Most refrigerators are compatible with both, but it could impact the delivery/installation.

2️⃣ Be sure you know where your water shut-off valve is located. Your delivery company will require that you turn this off before they connect your water line.

3️⃣ Take measurements before you order your refrigerator. Not only the space in your kitchen where the refrigerator will be, but of any doors, hallways or stairwells that your delivery team will have to access in order to deliver your fridge. When you take the measurements, measure diagonally from top to bottom corner and then measure your spaces to ensure a clean fit without damage to your walls or floors.

You can keep your kitchen sparkling clean (even when your home is on the market) without using harsh chemicals and fumes. Here are a few cleaning solutions you can create with ingredients that you probably already have at home:

🍋 Vinegar + lemon: Mix equal parts white vinegar and water in a spray bottle, and squeeze in the juice from a fresh lemon. Use it to wipe down countertops, appliances, and even your sink. The acidity in vinegar breaks down grease and grime and the citric acid in lemons is antibacterial and antiseptic.

🧼 Baking soda + dish soap: To fight tough grease stains on your cabinets or appliances, mix a small amount of dish soap with baking soda to form a paste, and gently scrub it on the greasy areas with a soft cloth or sponge.

🧂 Lemon + coarse salt: To remove stains and odors from your cutting boards or disinfect/sanitize your sinks, grab a handful of coarse salt and sprinkle it generously on the cutting board. Now, cut a fresh lemon in half and use it like a scrub brush, rubbing the salt into the board. Rinse with water and dry with a soft cloth.

The Part You Don’t See.

The pre-listing walkthrough where we decide what stays, what goes, and what needs to be handled before a single photo is taken. The pricing conversation that took three rounds and a whole lot of honesty. The morning I met the photographer to make sure every detail looked exactly as it should. Weeks of showings, follow-ups, feedback, and asking people to take their shoes off approximately 373 times. The late-night call to talk through the first offer and determine whether “good” was actually good enough. The negotiation that went back and forth for days over details a buyer may never see, but a seller will never forget. The inspection surprises. The lender check-ins. The deadlines. The paperwork nobody warns you about. And finally, the moment I get to make the call and say the words you’ve been waiting to hear: “We’re SOLD!” So yes, the post says JUST SOLD, but that’s only the final two seconds of a very long story. The real work happens long before the sign comes down and that’s the part I take seriously.

HIGH FIVES & GOOD VIBES!

This past Saturday, 100+ of our favorite people gathered in our backyard to celebrate our Multiple of Five Year: Gabby’s 15th Golden Birthday, My 45th Birthday and me & my hubby’s 20th marriage anniversary. 15 + 45 + 20 = 80 years of BIG milestones, BIG love, and BIG blessings! ❤️ Chuck True’s food was unmatched, Mobile Taco Man’s tacos were amazing, DJ Bonsu kept the music lit all night, and the mechanical bull absolutely understood its assignment! 😅 The love was overflowing! So many full-circle moments that reminded us just how blessed we are to experience these milestones together. To everyone who showed up, thank you so much! And to those who couldn’t make it but celebrated us from afar, we felt your love, too! Our hearts are FULL. Today marks 8 years since I left the safety of a traditional career and went all in on real estate. And I didn’t come this far to only come this far. 15 years in real estate law gave me the foundation. 8 years in real estate gave me the battlefield experience and I do mean battlefield experience. And every client, contract, negotiation, inspection, appraisal, closing, curveball and comeback gave me another reason to keep going. I’ve learned that real estate isn’t just about selling houses. It’s about strategy. It’s about negotiation. It’s about relationships. It’s about protecting your clients’ interests. And when done right, it’s about building WEALTH. I’ve helped people buy their first homes, sell properties, purchase investments, navigate complicated transactions and make some BIG moves. And through it all, I’ve remained committed to one thing: Serving my clients like their business matters because it does. ❤️ 8 years full-time. 23 years in the real estate industry.
