April 21 this stunning townhome hit the market, and 2 days later, my client called wanting to see it before catching a flight to Costa Rica that same night. Timing? Tight. Opportunity? Even tighter. I was all the way in Batavia and couldn’t physically make the showing myself, but I moved quickly to coordinate a private tour for her. Minutes after walking through the door, she texted me and said, “Shari, I LOVE it. Let’s write an offer.” The next day, before drafting anything, I personally toured the property myself because I believe every REALTOR® (licensed and ethical) should physically see a home before advising their client to invest hundreds of thousands of dollars into it. The moment I stepped inside, I knew it was the one. Meanwhile, my client was in Costa Rica living her best life while I was back home stepping fully into negotiation mode. By then, the seller’s agent informed me there were multiple offers on the table, with an open house scheduled for April 26, which was the next day. We needed to stand out so I got strategic. I curated a compelling offer package designed to capture the seller’s attention immediately and it worked. Our offer was so strong that the seller canceled the open house altogether, and we were officially under contract. Unexpected hurdles surfaced during the transaction forcing us to pivot quickly. What originally was already considered a fast closing suddenly became an 18-day close after moving the closing date UP by 5 additional days because my buyer needed to leave for Ireland for a friend’s wedding. 18 days. Needless to say, I was applying pressure everywhere necessary to make sure every moving part stayed on track. And by God’s grace, we closed successfully this past Thursday, 5 days ahead of schedule. The townhome was listed at $825,000. My buyer purchased at $870,000. $45,000 over asking.
