What an amazing year, over $7 Million closed! Thankful for the 38 families that trusted me in securing them a new home in 2025. Doubling my sales from last year, I wouldn’t be able to grow and scale so fast if it wasn’t for my amazing lending and legal partners as well.

Let’s run through the real steps for Chicago buyers. ⤵️

Step 1: Find the right building + neighborhood — not just the cheapest unit.

In Chicago every building is different: age, governance, HOA structure, zoning, walkability.

Research neighborhoods AND the specific condo building.
Ask: What’s the unit mix? (owner‑occupied vs rentals)
Is parking included/owned? Big deal in Chicago.
What’s sound‑proofing like? Older buildings may have weak separation between floors.

Step 2: Understand HOA fees & the building’s financial health

Don’t just look at the price tag.
• How high are monthly HOA/condo dues?
• Does the building have a strong reserve fund (for repairs) and upcoming capital expenses? If not, you could face a “special assessment” later.
• Ask for recent HOA minutes and building financials.

Step 3: Make sure you can finance the condo you’re eyeing

Many first‑timers assume if you’re approved for a loan you’re good — but condos have extra checks:

- The building must be financeable (lenders require certain certification or < percentage of rentals).
- HOA dues count toward your debt‑to‑income, so high dues can reduce what you afford.
- Get the pre‑approval AND talk to the lender about condo‑specific underwriting.

Step 4: Review the HOA Docs and Close the Deal

You’re almost home! Final checklist:
- Do the final walkthrough (make sure everything’s as agreed).
- Understand all closing costs (Chicago has its quirks).
- Plan for move‑in and set aside a fund for future building dues or maintenance.
