I currently have three clients looking for completely different types of properties.

Client # 1 looking for live-in 2 flat plus garden, up to $600K, from West town to up north Skokie border.

Client #2 looking for rental in River West, River North, West Town and Northern West Loop (which is most likely above budget). 1bdrm, 1Bath $2300ish.

Client #3 looking for a fixer upper from West Town to border of Chicago/Skokie. Price TBD. House or 2 Flat.

This is all the continuous work that goes on behind the scenes before posting those success stories of “Just Sold!” and “Just Rented!” Some deals can take a very long time as well. My multi- unit deal has been “under contract” for 4 months now and will be closing any day!! This business requires a lot of patience, understanding, problem-solving and good communication. Your client is the priority!

An example of being first in line to view “private listings” with a broker before the general public gets their eyes on something like this 5 unit+1 commercial space building. The 5+ multi-unit market in the city has been really light the past 2-3 years and continues to be that way in 2026. Prices have been steadily increasing as well on 2-4 flats. Spring is in full swing! The demand is definitely there and some areas are showing very little "market time." This is driving over-ask multiple offers in certain areas. We still need that inventory to go up in the meantime. Let's discuss!!

The search and competition for properties, particularly in Hoffman Estates, has proved to be a challenge! Many of the properties we visited with buyers went under contract in less than a week! Wow! After visiting 14 properties and finally finding one that checked all the boxes we were able to come to a deal on this one. 5 other offers were made, but thankfully we came out on top! So happy for the buyers as we take one step closer to the closing table on their first home!
