Listings that don’t sell.
Contracts that fall apart.
Homes that get withdrawn before reaching the finish line.
Offers buyers pour their hearts into… that don’t get accepted. This is the side of real estate that is rarely talked about.
For sellers, a canceled listing can feel frustrating or discouraging, especially when the goal is always to achieve the best possible result.
For buyers, a rejected offer can feel personal, even when it’s not. Timing, terms, financing, and competing priorities all play a role.
But I believe these moments matter just as much as the wins.

Cook County has officially posted the 2024 second-installment property tax bills after months of delay, with a new due date of December 15, 2025. This shift impacts homeowners, buyers, and sellers.

Here’s what you need to know:

🔍 Check your exemptions
Make sure Homeowner, Senior, Senior Freeze, Disability, and Veterans exemptions are applied accurately. Missing one? You may need to file a Certificate of Error.

🏦 If you pay through escrow:
Your lender may adjust your monthly escrow payment and year-end analysis now that the bill has finally posted.

📝 Buyer or seller this year?
Closing prorations must reflect the new tax timeline. Credits and escrow estimates may shift based on when you make your actual payment.

💡 Tax reporting reminder
You can only deduct property taxes in the year you actually pay them, not the year they’re billed. If payment rolls into 2026, the deduction moves with it.
