Most buyers think the inspection is just a report you skim later. Smart buyers use it as a live strategy session.

Here are 10 questions you should always ask your home inspector 👇

1️⃣ What are the major issues you see in this home? Not cosmetic … the big-ticket items that affect safety, structure, or cost.

2️⃣ Are there any safety concerns I should know about? Electrical hazards, gas issues, mold risks, or anything that needs immediate attention.

3️⃣ How long do the big systems have left? Roof, HVAC, plumbing, water heater - and what replacement might cost.

4️⃣ Do you see signs of past repairs? Were they done correctly? Bad repairs often matter more than no repairs at all.

5️⃣ What repairs are the most urgent right now? What needs fixing before move-in vs. what can wait.

6️⃣ Are these issues typical for a home of this age and location? Helps you understand what’s normal vs. a true red flag🚩.

7️⃣ How does the attic or crawl space look? These areas reveal leaks, insulation issues, pests, and shortcuts sellers hope you won’t notice.

8️⃣ Is the drainage and grading around the home sufficient? Poor drainage leads to water intrusion, foundation problems, and expensive fixes.

9️⃣ What hidden or less obvious issues should I budget for in the future. Maintenance items that won’t fail today but will cost you later.

🔟 Can you walk me through the report and help me prioritize repairs? The goal isn’t panic, it’s clarity and leverage.

It’s not complicated… and once you see it, you can’t unsee it.

Days on market. That’s it.

When I evaluate a home, this is one of the first things I look at.
Not emotions.
Not what the seller hopes it’s worth…
The data.

This is one of the most counterintuitive things about selling in Chicago right now… and sellers need to hear it.
