I decided to join Christine's Agent Accelerator program because as a new agent I was really overwhelmed with the amount of new things to learn. I'd been looking for a program that would help me set up a scaffolding for my business and decided to take a chance and I'm so glad I did!

The quality of all the products in the course - the training videos, workbook materials and group calls have been fantastic. The best part of the course for me was the one-on-one coaching with Christine because she really cares and really takes the time to get to know your specific needs and help you work through your individual challenges and blocks.

Before applying for a mortgage loan you want to make sure to check your credit score. First you'll want to request your free annual credit score from all three major lenders: Experian, Equifax, and Transunion and check for errors including:
- Incorrect personal information
- Accounts that don’t belong to you
- Missing accounts that should be listed on your report
- Incorrect public records (e.g., bankruptcies, foreclosures)
- Accounts that aren’t accurate (e.g., they say they’re open when they’re actually closed)
- Accounts listed as “closed by grantor”
- Duplicate accounts
- Data management errors
- Delinquencies or derogatory marks
- Fraudulent activity
If this is your first time checking your credit report, it's not uncommon to find a few surprises. You'll want to dispute any errors directly with the credit bureau. You can do this online, or by phone/mail:

Then you'll want to request an increase to the limit on each of your credit cards. This is a hack to lower your credit utilization ratio (the amount of credit you use : the total amount of credit you have). Keeping your credit utilization below 30% (with a goal closer to 10%) will keep your credit spending from negatively impacting your credit score.

Photos are the first impression potential buyers will have of your property. After price, this is the biggest determining factor in whether they *swipe right* and make that next move to schedule a showing. I always use professional photography by VHT. They are pros who get in and out quickly, and take room dimensions, and make floor plans at the same time. Having all three of these things is a must for making sure you have offers that meet your selling goals. ​​​​​​​​

EQUITY, EQUITY, EQUITY! Basically, equity is the amount of your home you own. And it's the reason people buy instead of renting- when a hot housing market prompts a rise in home prices (like we've seen during the pandemic), home equity grows without home owners making any additional payments. In fact, in 2021 home-owners in Illinois saw and average equity growth of $28K (according to CoreLogic, a real estate analytics company). Yes, that's a gain of $28K in just one year! Knowing what I know now, I can't believe all the years I spent paying rent and growing my landlord's equity when I could have been building up my own. ​​​​​​​​

When I have new clients I'm always mindful to meet them where they're at and give them the right advice at the right time. But there is really so much I want to share with each and every one of them! Here are some of my tips for anyone just starting their home search:
1. GET PRE-APPROVED. Your loan officer will be able to give you so much information that is going to help narrow your seach. I promise you will learn so much in in just your first meeting!
2. Ask about ALL the mortgage options. There are loan products for every person out there. First time buyers, you've got the pick of the litter! But there are options out there targeted at helping all kinds of groups and you definitely belong to at least one of them.
3. Prioritize NEEDS over wants. Set your search criteria around needs and your realtor will help you find creative ways to get your wants met, too.

Yes, it's winter, but the market is still hot and homes are still selling before they even hit the MLS. If you find your dream home, you've got to position your offer for maximum impact. Here are the top three things buyers can do to get their offer accepted:
1) Get pre-approved by a lender (see my earlier post for why this is crucial) and submit the proof with your offer. Many lenders will tailor your pre-approval letter specifically for the property you're making an offer on so that you don't disclose more than you want to about your finances.
2) Before submitting an offer, I will always call the seller's agent to find out if the seller has any specific goals (that they wish to disclose), so that my buyer can position their offer to be as attractive as possible to the specific seller's interests.
3) Let the seller choose the closing date. Sellers don't want to a) be stuck needing to store their belongings between closing and moving in to their next home, b) risk their own offer on another home being rejected because they need to close on their current home first, or c) pay two mortgages while waiting to close on the home they are selling. Timing of the closing date can be the key to getting your offer accepted.
