📊 Illinois Housing Market Stats – March 2026
Illinois median home prices and home sales moved higher in March while available inventory was lower than the year before.

🔹 Statewide closed sales increased 3.1% (median price rising 6.8%)
🔹 Chicago Metro: Median home price up 4.2% to $375,000
🔹 City of Chicago: Median prices up 7.7% to $409,200
🔹 AVG 30-year fixed mortgage rate: 6.2% (up from 6.0% the month before)

“March saw a modest increase in sales, even as higher borrowing costs and affordability challenges continued to shape buyer activity,” said Illinois REALTORS® President Jeff Kolbus. “With inventory
trending lower, prices maintained their upward momentum.”
