Of course, it’s important to weigh all the extra costs that come with homeownership and make sure you’re financially ready for the step. Three U.S. Housing Signals for September
As we head into September, there are a few key shifts shaping the U.S. housing market. Pending home sales have dipped slightly on a yearly basis, ending an eight-month stretch of gains—a sign that higher borrowing costs are beginning to slow buyer activity. We're also seeing contract signings cool, homes taking about 60 days to sell, and mortgage rates climbing from around 6% earlier this year to the high-6% range now. For buyers, there's a bit more room to negotiate: the median list price has edged down to $424,500, price cuts are now happening on roughly 20% of listings, and active inventory has risen by about 4%. Even with more homes on the market, though, national inventory is still about 11% below what we saw before the pandemic—underscoring a continued housing shortage beneath the surface hesitation. As someone who began in real estate as an investor and now helps clients navigate these ups and downs, I’m closely watching seller delistings, pricing strategies, and whether regional gaps keep narrowing as everyone adapts to higher borrowing costs.
