1. Pay Attention To Curb Appeal
Potential buyers decide within 60 seconds of seeing a home whether they want to consider buying it. We recommend trimming trees and bushes so buyers can see the house, and pressure-washing the driveway, front walk, house and patio. Do what it takes to improve curb appeal. You don’t want to turn off potential buyers before they get to the door.
2. Light It Up
Do what you have to do to make your house light and bright. After location, good light is one thing that buyers state they want in a home. Take down the drapes, clean the windows, clean the lamp shades, increase the wattage in your light bulbs. Maximize the light in your home.
3. Do Pre Inspection Repairs
If you know a home inspector is going to find something wrong with your house, go ahead and fix it first. Most sellers know if something is broken. It makes more sense to do the repairs ahead of time rather than wait for a buyer to request it. Buyers may end up asking you to spend $300 on what should cost $100 just to make sure it's done right.
4. Always Be Ready To Show
Your house needs to be “show ready” at all times. You have to be available whenever a buyer wants to come see the place, and it has to be in tip-top shape. It’s a little inconvenient, but you never know when the perfect buyer will walk through the door!
5. Price It Right
Even though prices are rising in some areas, sellers need to be reasonable and compare their homes to similar properties that have recently sold. Buyers today are savvy shoppers, and overpriced homes that stay on the market for 90 to 120 days are extremely difficult to sell.
