What is a quitclaim deed?

A quitclaim deed releases a person’s interest in a property without stating the nature of the person’s interest or rights, and with no warranties of ownership.

Quitclaim deeds are most often used to transfer property between family members. Examples include when an owner gets married and wants to add a spouse’s name to the title or deed, or when the owners get divorced and one spouse’s name is removed from the title or deed.

A: Lenders typically want to see a minimum FICO score of 620 however, another answer is: it depends.

Something to keep in mind:

While credit score is the main indication of the mortgage rate you’ll receive, there are other factors like your income, employment history, assets, and size of your down payment that can determine your % rate. In fact, if you have enough cash on hand for a downpayment of 20% or more, you might be approved for a loan with a credit score below 620.
