“I need to renovate everything before I sell.”

1. “Buyers want a perfect, fully renovated home.”
That’s what people think. In reality, buyers expect some imperfections and many actually prefer a home they can customize instead of paying for your taste.

2. “Renovating everything = higher price.”
Not necessarily. You rarely get 100% of your renovation money back. Some upgrades barely move the needle, and others can even turn buyers off.

3. “Outdated homes don’t sell.”
They do every single day. Price and presentation matter more than brand-new finishes. A clean, well-maintained home will outperform an over-renovated one priced too high.

4. Bottom line:
Renovate strategically, not emotionally.
Focus on what actually adds value (paint, repairs, cleanliness, lighting)… not a full remodel that eats your profit.

Thinking of selling? Don’t waste money on the wrong upgrades.
Save this before you start renovating.

3 things you should NEVER skip during a home inspection

1. Foundation + cracks ⚠️
Small cracks? Normal.
Horizontal cracks or shifting? That’s structural and expensive. This is where deals fall apart.

2. Electrical panel ⚡
Old panels are a red flag.
Fire risk + insurance issues.
Not just outdated… dangerous.

4. Drainage around the house 🌧️
Water pooling near the foundation = future basement problems.
Look at grading, gutters, downspouts.

4. Windows seals + insulation 🪟
Foggy windows = broken seals.
Bad insulation = high utility bills forever.

These are the issues I’ve seen cost people thousands after closing, and most were completely avoidable.

Especially in older homes around Chicago and nearby suburbs, these aren’t rare, they’re common.
